I could be wrong, but weren't those buildings built about a 100 years ago built with timbers vs the cheap 2x4 and 2x6 crap they build them with now? I would much rather buy a 100 year old condo vs a new stick built one. Quality just seems a lot better.

I think you might be referring to the fact that 2x4's used to be 2"x4", whereas now, they are more like 1.5"x3.5". That .5" makes a big difference visually.

Those condos at Nicollet and Franklin are stick, right? Seems like they've had a lot of problems.

It's not related to the stick construction. It's about the contractor doing a bad job of making the exterior waterproof.

I'd say some type of construction issue, likely involving water, is basically a given for new condo construction. Stick built rots. The Greenleaf issues would not have been nearly as extensive otherwise.

Legacy is outselling Portland and the first floor isn't even done yet.

Does this indicate that the condo market is terribly underserved? How many units are pre-sold?

At Legacy, 61 sold with 9 reserved, and some of those will move to sold this week. This building has been moving at a fast clip.

Stanton said selling closer into the core of downtown is much tougher than riverfront. Once Kraus Anderson opens up, it will help. I think if the units start selling in the Spring as the progress on KA can be seen, it will be a good indication for future developers. Some people just had to take the first steps to develop the gap between Elliot Park and the Mill District

I think Staton has big plans for Minneapolis.. he's just starting small, and it's paying off so far.

Very, didn't realize he owned Northrop King artist lofts.
