My wife and I had been looking at this as possible place to move to, according to one of the reps the retail on 1st & Hennepin will feature a Starbucks Reserve that serves beer/wine, the other open spot on 2nd & Hennepin will be a dentist's office.

My guess is they want the visibility from traffic coming into downtown via the Hennepin Ave Bridge, plus I believe there are a handful of retail parking spaces in the building that are accessible from 1st Street. I think the Starbucks Reserve would do good business during the day with the large businesses within a block of it.

When I inquired they said March would be the move in date. The townhomes will rent for $6k/month, studio apartments start at $1495.

Most of the town homes are $4400/mo. Corner units $6000.

$6k a month!!! Even if that includes all utilities (worth maybe $500) it's a total ripoff. The largest floorplan is only 3 bed, 2.5 bath 2,399 sq ft. One of the bedrooms is TINY too, 10 x 10.5. The top floor master is a somewhat small strange space too. Only 9.5 ft wide where the bed has to go...

I actually think the Aretha floor plan looks better, and more useable. Two good sized bedrooms at least. Just a strange little den...

Nic on Fifth is $7,700 for a 3 bedroom. Of course that comes with a view.

They're basically $2-3 a sq ft.

The south retail Bay has a sign in it that says available. So perhaps no dentist office.

That is correct. I talked with one of the leasing agents about a week ago when I visited the apartments. She said that the dentist office did indeed fall through.

Somewhere in this thread it was reported to be a Starbucks Reserve, which is some sort of new upscale concept.
