Snow Kreilich is one of the more creative firms in town. The approach on this is interesting. They avoid a kitschy effort to copy the style of the warehouses and other historic North Loop structures, and they both preserve what is historic and distinguish everything that is new as being new, but simple and clean enough to not fight with the historic components of this project.

Should start in the spring. They just secured a location to move the building temporarily.

That's kinda the obvious choice from a closeness and not-usually-fullness perspective. Wonder if the slope between 1st St and Azine Alley is a dealbreaker though?

According to someone who works for the company moving it, (but not on this project specifically) the building is staying onsite?

The building is being moved out onto 2nd while we do the foundation work.

Aww, I was looking forward to seeing the building moved. Can't really blame them for not breaking ground on a hotel at this exact moment, though.

Not surprising. A lot of downtown projects in the early stages are being shelved or cancelled.

Don't know when this happened, but as of yesterday the two one-story buildings have been removed, there's just foundation slabs where they were.

We did the demolition work. The company that will move the building moved in some materials, and then were told the project is on hold.

This is back, with the hotel portion replaced by 73 apartments (49 car parking spaces), and a design adjusted to provide room for the ever-important balconies. Snow Kreilich is still on this, so the design is still nice and the packet is still pleasingly formatted. But the loss of the recessed windows on the front elevation that were part of the original proposal is a bit of a bummer. Maybe the CoW can talk them back into those.

There are a couple things I really like about this project so far. One is that the retail (West Elm and Circa Lighting) are fantastic window-shopping stores. Another is the cut-through and piazza that this development creates. By my count, there are now four North Loop developments (Brunsfield, The Nordic, The Archive, and this one) that have created interior alleys. I'm probably missing one or two, and I know there are several public paths between some other buildings (like 4th Ave by the Rock Island Lofts). I think it's a fantastic design trend that re-learns one of the oldest lessons of ancient city planning and gives the North Loop a really interesting and unique character. I hope to see more developers focusing on pedestrian space within the interiors of their blocks.

Here we go, back at it. Might be some immediate delays, what I got from the rumor mill:

The company bracing/moving the old building is crazy busy and the announcement this is a go was very recent. Might take a while to get them there.

Redesign of the building changed the dimensions, like possibly not fitting due to the neighboring building. If you’re using retention, you still have to have room to work between it and the new foundation.

I know this seems strange, but to me this picture looks like a miniature "old west" box canyon filled with ponderosa pines. I kind of wish that someone had put some toy cowboys and a tiny herd of cattle in there.
