Sold for $7 million, which is more than that parking lot has likely made off monthly parking contracts in the past 10 years.

Currently looking at 27 stories. Parking podium would be covered with active units. Seeking pedestrian improvements for the 12th/3rd corner

Not sure whether it'll be apartments or condos yet, but if they go apartments, they're seeking opportunities to convert to ownership in the future

Sky lounge mentioned as a possibility but the plans aren't firm

One other thing I liked is they were very aware the role this building will play in the skyline as you approach Minneapolis from the south and they want to rise to the occasion

On the one hand, it looks like Latitude 45, just extruded taller.

Looks like the equivalent of about 31 floors. And it is pretty wide. It will definitely make a statement, and provide a lot of homes.

Looks like a good project. My primary complaints: way too much parking and no ground floor retail.

In regards to the parking, did they mention if any of the total included public parking? If that does include spots that could be used by the paying public, I'm okay with the higher total. Or would there be any other reason Alatus would be aiming so high on this? I'm not sure how these things work, and what sort of politics come into play on these huge projects.

I think the number on parking makes sense and I like that it could be converted to different uses in the future. If they go apartments initially and then convert to condos, they'll have additional parking spaces to market (the reality is that many condo buyers, particularly couples, still want 2 car stalls). In the short term, public parking will be a money maker given the proximity to the convention center.In regards to the parking, did they mention if any of the total included public parking? Where did you see that there is no ground floor retail planned?Looks like a good project. My primary complaints: way too much parking and no ground floor retail.
