Woah. This is a Magney, Tusler and Setter building... There might be some pieces that should be saved, even it it's just making the courtyard into a pocket park.

God that floor plan is awful. An exit right into the 3rd Ave bike lanes, 3 massive community spaces (?), a ton of ground floor PARKING, a courtyard? What's the use of this? Just add some walk up units or retail or who the cares, we have enough weird inter sectional quasi public spaces done poorly in this city.

After first thinking it meant community, I read "comm." in the site plan as being for commercial. Otherwise, why would there be three separate spaces?

I actually really like it.

I love the amount of glass and the wood trim in the balconies, the backlit frosted glass on top with the color changing led accent running the entire height of the building is great. I think they fully understand how visible this building will be in the skyline.

They've created a fairly welcoming street presence and probably the most attractive ramp podium of any we've seen with the most of it covered by apartments.

Much improved! The last version was interesting with the zig zagging balconies, but this feels way more cohesive and the crown is great. Love the contrast with the black section as well. Not a huge fan of all the cantilevering going on with the first two floors, but maybe that will feel better in person than in renders.

So no skyway connection for the Ivy?

Is there a skyway from Ivy to this lot line? It looks like their may be one, but I am not sure what the interior layout is.

I’ll be the first (only?) person to voice my distaste for this building. It’s boxy and I really dislike spires on buildings that aren’t amongst the tallest in the area. I can see the endearing features some of you describe but I also think most/all projects in the past 10 years of this scale have looked better than this. For example, I think this is about as aesthetically pleasing as Skyscape condos.

Just my unprofessional perspective......I do like the scale/intensity of the development and I, like most of you, like the height of it. However, I’d gladly trade this for three or four Heritage Landings if I could trade height for style (with a similar scale/intensity of development).

The massing and facade is much improved from the earlier rendition of the proposal. The spire will look great at that intersection. Lovely project!

It doesn't look like it would take much to add a skyway to the Ivy, or even to a future Century Plaza development.

The Ivy is just down the parking ramp skyway so I'm not sure why they'd feel the need to add a direct connection.

I don't like the parking podium. I mean, it's better than others, but I don't understand why we keep building half block parking that ends a few stories up, connected to a quarter block tower. Build on the whole parcel, please.

Eh, the less zig zag from block to block seems better. Among the numerous complaints about the skyway is the difficulty finding your way, not having to hop from block to block is a minor improvement if it isn’t terribly expensive.

Not sure there needs to be 3 entrances to this. I think one would be plenty. The ramp can't be that busy.

According to the drawing that stuff that looks like wood is "composite panel wood-look".

It is really baffling why the tower occupies such a small part of the footprint.

I believe the tower footprint is likely due to the economic sweet spot for the type of construction and overall height (30-story towers with post-tensioned concrete slabs and a concrete shear wall core centered in the tower). A simple corridor around the core to access 6 to 9 units. Any larger footprint or odd geometry and you might need another egress stair or additional shear walls.

I'm willing to entertain your point of view, but I'm have a little trouble understanding your reasoning.

I would rather have a narrow 31 story tower than a wide 15 story tower taking up more of the footprint.

I'd rather the narrow tower keep its parking on the same footprint so the rest of the land could also be put to use.
