Arcadia on the River - 1101 West River Parkway

Mod note: this was split off from the stadium parking ramp site thread. It is pretty clear that the Arcadia condo project, if built, would be at 1101 West River Pkwy, not the stadium ramp site.

Curious if anyone else has thought about this being where Ryan and Arcadia might put the residential tower they planned to build in Edina? Pure speculation/fantasy on my part - but Ryan does own the land... A 30 story tower here would be very cool, IMO.
Shopping other sites- may have agreement in another city

The article goes on to say that the revised development "in another city" would be a single tower, slightly taller to make up for the lost units of the 2nd tower. Total development costs would be a bit lower ($200M instead of $250M). It also says they apparently have a site under contract. I don't see how this "other city" could be anywhere other than St. Louis Park or Minneapolis. And if Minneapolis, I assume it is downtown.

They just bought a site in the Mill District from Ryan. That office building right across from Gold Medal and next to Izzy's. Not saying it means they're going to build it there but there's a chance.

They just bought a site in the Mill District from Ryan. That office building right across from Gold Medal and next to Izzy's. Not saying it means they're going to build it there but there's a chance.
I actually like that building. For years it was the best looking building in the neighborhood. If they tore it down and built something better looking than the Shamrock buildings I won't object a ton however.

There's enough parking lot though for them to build the towers and leave the building alone. I'm guessing that's the plan.

How tall was the original proposal in Edina? And are there height restrictions in this section of the city? I know the historic district ends at 11th.

(I really like the style of this)

One of them was 24 stories. So if they go taller we could maybe reach 30? The parking lot looks large enough to take a building as large as Nic on 5h or it's neighbors. No matter what it'll be taller than Legacy it appears.

While common sense and market reality would lead us to believe that the ~16 year old office building would remain, with a condo tower built on the parking lot, I don't think it's 100% a foregone conclusion. Bernardi stated they were looking at ~$200M total development cost. That would buy quite a bit of building... So it's either quite a bit taller than the 24 stories that were planned in Edina and/or it is a larger footprint building that would encompass the entire site.

With $20M spent on the site, that would leave perhaps up to ~$180M spent on the development. We know that Opus exceeded the $100M mark on 365 Nicollet and the nearby Legacy condo project was reported at $163M - those two recent projects are probably as good of comps as we can find. Building something the scale of Legacy (in terms of units, total costs) on this much smaller footprint would result in a significantly taller building (40?). Then again, it is also possible that Arcadia will spend a little less on this project and will build something closer to 20-25 stories, coming in closer to $100M.

I think that there is a height limit in this area... I wonder if Legacy would also legally try to challenge it as it would significantly block views from many of their condos... It would be great to have those proposed Edina towers on that site...

Legacy has sold 150 condos based on that view. But it goes back to the same thing you see in New York City. If even one lot is closer to Central Park than you are, you can count on your view being blocked someday.

The longest edge of Legacy is oriented toward a Downtown view. The other shorter end facing the river would lose view of the Stone Arch Bridge, but not the river itself.

Depends on the footprint, of course, but the 200 Central project is 40 stories and about 200 units.

There’s a lot of river. This would block a sliver of it. And still leave the full skyline.

Does this maybe represent the last opportunity to break up this superblock? It would be great to get at a minimum an extension of the Bluff Street bike path through the site.

Has there been any talk of extending it? From looking at the map there's nothing in the way. If you ran it next to or through Gold Medal Park and then put a protected bike lane down 10th you could connect it to the Hiawatha trail which would be nice. Although, there's no real need with concrete barriers coming to 11ave lanes

The original plan called for a "community" and shopping areas... with town homes around the site. I'd really hope they do demolish the existing building and develop the lot with some retail to compliment izzy's, and town homes along the river and interior of the site. This could be a really great precedent for downtown developments, especially considering the red cross next door is also very suburban.

Isn't all this - "Arcadia on the River" - jumping the gun a bit? Is there really an concrete evidence that this is a project?
