Oh, and they're also proposing to hang their balconies on 11th Avenue 100% into the public ROW. Solhem is a chronic offender on this one, and somehow the city keeps signing off on it. If you want your units to have balconies, design your building to accommodate them on the property you own. It's just that easy.

They're proposing a nine story project in a zone that allows 10 stories by right, asking for no variances or CUPs except for the loading zone being in the street, which was specifically requested by the planning commission. I have to agree on this point, especially. A fine upgrade to this barren surface lot in the NEAR TERM, but a terrible precedent to have to undo/upgrade/work around in the LONG TERM. With integrated parking at ground level, and the bizarre Z-shape, this just isn't pragmatic foresight. It also seemingly preempts any development in that Day Block small parking lot.The city is going to be kicking themselves in 10 years about all of these terrible site plans they approved during this boom.

Exterior paneling has started to go onto this. I'll try and grab a photo from the side and back, as this picture only shows a fraction of the building (wraps around the Dayblock building).

I haven't taken a photo, but this is complete, or close to it. The rotating sign was installed a few weeks ago. Also, despite how mad the Day Block owner was about the loss of parking when it was proposed, COVID has convinced him to convert his own parking lot into a patio space, and it's extremely pleasant now that it's protected by building on three sides. Hoping it stays that way even post-pandemic.

I think the only thing left on this is resurfacing the street on the west side of the building. This one turned out much better than I had anticipated.

At first I didn't think I was going to like this based on the color palate. I thought the original design showed grey/silver paneling. I really like the red.

Tried to capture this from all 4 sides. Really actually blends in nice enough against the brick of the Dayblock building. Dayblock resurfaced their back parking lot and turned it into a great outdoor seating/dining and entertainment area. Have walked by a few outdoor concerts already.
