I usually think of matts road ideas as a bit idealistic but I 100% love this one. Doesn't seem like it would all that much to reconnect 3rd between 9th and 10th the as the grade change is not significant yet. I think the ROI on this would be amazing. Just wait till the 35W project is done.

Will this be about the same height as the Wells Fargo towers given that it's residential?
Probably not quite as tall as the Wells Fargo towers. For comparisons, the Crossings at 2nd and Washington is 19 stories (with underground parking) and 236 ft, and the Nic on 5th is 26 stories (with a parking podium, so floors 3-5 are short) and 288 ft. This will probably be around 260 ft if it stays at 22 stories, compared to the WF towers at 295 ft.

A rare unlocked F&C article with some commentary. Not too much new info. It does state that they don't plan to start construction until the spring of 2019, with completion two years after that. Hope the apartment market doesn't soften too much in the interim where they would reconsider. This may be the last big project of this cycle...

Article does mention Kraus-Anderson's intention to do another big downtown project... any speculation on the location of that?
Kraus-Anderson Cos. is seeking to build another mixed-use project on a block in downtown. The project would be similar to the company’s redeveloped headquarters block in downtown, said Michael Hille, Kraus-Anderson’s executive vice president of realty and development. That block includes a 17-story apartment tower. Hille declined to identify the second block the company hopes to develop.

I take that back - looks like K-A has revised the 6 story for a 17 story.
Kraus-Anderson Cos. had previously been planning a six-level apartment building across the street from its new downtown headquarters. It’s now upped that concept to 17 stories with a top-floor sky deck, Executive Vice President Michael Hille said in an email.

I like that the tower will be up on Washington and Portland. The thread shows the fire station being proposed for a different corner, 5th instead.

Can't see a lot of detail there yet, but I like the layout of uses. the tower looks really nice proportionatey at 22 stories, which is nice, not too stocky or anything. really excited to see the south side of Washington almost completely spoken for!

They go to CoW this next week! So we should get some higher resolution images. The fire station is really the most defined part of this project.

I love it as-is - there's so much else over there that's already dark, this helps break up that monotony.

This proposal will certainly present challenges when it comes time to redevelop the Crooked Pint/Eagle Bolt buildings. But that was likely going to be an issue with anything developed on this lot.

When I saw the pics from the DMNA meeting, I was a little skeptical, but this actually looks quite nice!

Great to see two retail slots fronting Washington. It sure would be nice if we could get more along some of the other streets, though. It seems like we have these huge proposals and only ever get 1-2 spots. That's locking in a pretty small amount for quite a long time!

Yeah, it would be nice if those 1BRs along 3rd were retail, or if that could be the lobby and there could be retail along Portland. There's apparently been some luck with commercial uses moving into streetfront Live/Work spaces in the North Loop, but I don't think that would fly with subsidized units. These will always be apartments with front doors opening onto a car sewer.

And given the car sewer nature of it, the apartment units will pretty much always have their blinds closed. No real activity along there. :(

Getting from the parking ramp to the market rate bld seems really difficult (elevator to outside porte cochere) unless you are in the underground parking area, and impossible if you are trying to get to affordable 6 story portion- which seems strange since the ramp and 6 story share a common wall. It seems very odd to walk nearly half a block outside to get to the lobby. Unless I missed something..?

CLARIFICATION: There is a narrow passage through the bike storage, past the garbage room and out the back, then you cross the outdoor drive path to get to the elevator or stairs on the NE corner of the ramp. :shock: If you have a unit in the SW corner near the fire station, you still could have a nearly 2 block walk if your car is also parked in the SW corner of the ramp.
