Should work out pretty well and as Contrast said earlier will reserve views for condo owners. Love the "woonerf" between the two phases. We need more good housing for our rapidly growing population of elderly with special needs. This project will provide a better quality of life with less of an institutional feeling.

Rather nice project. http://www.startribune.com/local/minnea ... 33541.html I do like Phase 1 more than 2 but they work together and bring something nice to downtown.

I like the 6 pane windows. Helps to naturally break up the façade, instead of just using 12 different colors which we have see too much of lately.

I like the design, but would it kill them to add a splash of color? This area is already on tan overload.

For better or worse, that's kind of what's proscribed by the design guidelines for the historic district. Not tan in particular, but I think "a splash of color" would be a tough sell to the HPC.

As for this project, I'm a little surprised that given the apparent lack of typical neighborhood amenities up here that the Phase II wouldn't have more retail space (unless I'm missing something?)
The Carlyle still has a fairly large amount of un-leased commercial space, which (depending on the specifics, which I do not know) may make more retail across the street not seem like a great idea:

The Carlyle doesn't have any un-leased commercial space. The space you're thinking has been leased to a law office for over a year or two.

It's only 1 1/2 miles from the Dinkytown Target Express and less than a mile from the downtown Target. I don't think we'll see that.

But when we're talking about a high population density and a high walking modeshare, I don't think store separation has to be measured in miles. I figure this is more like a Walgreens or CVS level of access - above a certain population density, you're bound to have one within walking distance.

There was some action at this site yesterday and today. They have concrete barriers being set up and some soil boring being conducted. There is a for lease sign with diagrams of retail space on the site as well.

The sign appears to show only one very large retail spot. It does not appear there is any notion of it being a CVS.
