Midtown Crossroads - (2839 11th Ave S)

Postby schmitzm03 » March 13th, 2015, 2:09 pm

5-story, mixed use building on the greenway. Really like the design, but wonder it will feel like it is hulking over the greenway?

I really likes the step like feel of it. Modern and sleek. Fits will the greenway. It'll be cool to bike past, I don't see this as a burden.

Wow, that looks pretty sharp. It's obviously only preliminary renderings, but it seems strange that what they're showing looks so much nicer than most of the Greenway buildings in the much-wealthier Uptown area.

Yeah, and nice to see this East of Chicago rather than West, very promising. I don't think there will much of a worry about overshadowing, there's plenty of big buildings near here already.

If nothing else, nobody will be able to say this is the "same" as everything else.

Side note, kind of amazing there's no Streetview on the Greenway.

Maybe this is what was bound to happen? More firms from different parts of the country with interest along the greenway? The first buildings aren't architecturally stunning, but they got the ball rolling. I'd say lime is pretty beautiful in its own way, and this will be too I hope. Urbain has come up with some beautiful concepts in the past, and it looks like AWH helped make it a reality. It's true that it's an odd location, but it is right near Freewheel and the Midtown market

Awesome! Can't wait to see what the Greenway is going to look like 15 years from now!

!!! Love it. Looks like the future. Walked right by here yesterday thinking out loud to my mostly disinterested girlfriend about the potential power of the Midtown Global Market and Greenway to spur redevelopment in this area.... and boom, there it is.

Yes, this looks awesome. A lot of it at this point seems like an architect's wet dream that isn't likely to pan out. But I really hope they are able to pull it off, or at least keep most of the ideas intact in the final, actual proposal.

This also looks awesome in the way that the renderings for the Murals looked awesome. The end result may not quite live up to expectations.

I don't think this would feel too hulking over the Greenway, but as has been said it's likely to change in some capacity. I think the townhouse-style units opening up toward the Greenway are great (though I'm not sure what's going on in the 2 easternmost units). The office/commercial on a terraced level is pretty nifty. Elan's semi-public plaza space and this show how continued development can really open up the Greenway.

This is good -- I'd like to see more like this. When I originally clicked on the link I must have somehow clicked on another link within this link that led me to the Midtown Area Master Plan, because I spent about 30 minutes skimming over 100+ pages all about the area planning along the Greenway, and I thought it was all part of this particular proposal! I learned a lot though.

I agree it wouldn't be too hulking. Although it's listed as 5 floors, it's really only 4 for the most part -- however, 4 pretty tall floors for your average residential building (averages maybe 14 feet per floor -- 14 X 4 = 56 feet, bldg at the top of the 4th floor is 55 feet above ground).

Is this rental or condo? What is primary construction material - wood, steel, concrete? (...Contilever) If it's not condo this will change a lot. I do like the modern feeling of the current design. This has a very university project like feel with all of the sections, etc., which makes me wonder if they can make it happen.

It's mixed-use, including apartments and office as well, which is why I doubt the design or materials will change much.

Crap, I was kinda on the mark there: http://finance-commerce.com/2015/03/unu ... -greenway/

They are currently looking for financial backers, but it pretty much sounds like Two Architects and A Dream

But one of the architects owns the property - that land is getting more and more valuable all across the greenway

There's a lot to like about this proposal. I especially appreciate the way it acknowledges its urban context: between two parks and along the greenway; and between Abbott hospital and the Midtown Global Market. It's an interesting urban location and the developers seem focused on making something special out of it. That's great.

That said, sexy renderings are incredibly easy to make. Sexy buildings are incredibly difficult to pull off. I will not be holding my breath.

Sexy renderings are easy to make but apparently very hard to build!
