Track 29 Apartments - (2841 Bryant Avenue South)

Postby woofner » June 8th, 2012, 9:02 am

A pair of 5.5 story buildings for a total of 198 units wrapping around the existing townhomes. Thatcher's got a summary and a couple elevations:

http://www.ouruptown.com/2011/02/track- ... -approved/

I mention it because the City's Bike/Walk update email this morning had this announcement:
Beginning Tuesday, June 12 the eastern portion of the Midtown Greenway ramp at Bryant Avenue South will temporarily close. The closure will last through December of 2012. The western portion of the Midtown Greenway ramp at Bryant Avenue South will remain open and serve as the official detour route.

The closure is related to the construction of the Track 29 Lofts. This construction will also result in temporary sidewalk closures along the 2800 blocks of Bryant and Aldrich avenues and along West 28th Street between Bryant and Aldrich avenues. The sidewalk closures will continue through the end of June of 2012.

I don't imagine they'd get away with much more than that on a block with single-family houses.

I thought the revised plan was to have a 4-story building next to the houses, and a 7 or 8 story building next to the greenway.

I believe the developer RMF Group also owns the large vacant lot on Lake St next to Calhoun Square and across the street from Cowboy Slims. Does anyone have any information on what was previously proposed there?

It was called "The Walkway", and construction is inevitable now.

That is own by the owners of Calhoun Square. Part of a future phase that has not had any real movement in a long while. If the office portion of Mosaic fills fast, there might be a good possiblity for a mixed use Retail/office going up there in my opinion. I think they are right now concentrating on getting the retail and restraunt filled first in Calhoun Square before they try and add anymore space to the market.

I believe the company that owns the square and the open land is Blackrock. I might be wrong with the name.

Yesterday they closed the east enterance/exit from Bryant to the Greenway for construction. I live close so I'll be enjoying the week to week progress.

Blackrock is an industry colossus! I didn't know they had a stake in Uptown property, or MN for that matter!

Pretty sure their RIT bought Calhoun Square and the area around when the condo market was starting to boom. I'm sure it would be a subsidiary of it.

More information here.

I was hoping for a rending but it doesn't look like they have it. They do have floor plans which include a lot of variation. Very cool imo.

The 3rd or 4th photo in the rotation appears to be a rendering.....how did you miss that?

Isn't this simply the original proposal for loft condos next to the 1st phase townhomes? I think the apartment site plan is different, and may even have a different developer altogether.

Disregard that web site. That is not the Apartment plan. I have yet to see anythinig on it since it was so called approved with stipulations for some design changes.
