Does anyone know if Greco has figured out a way to appease the greenway and build something on the site? It's such a prime spot! And I liked the marquis that they had...

Not that I support shadowing over the Greenway, but since when did this little strip of once-industrial wasteland gain so much power and control over urban redevelopment? So you have to ride your bike through a shadow for 50 extra feet -- is that reason enough to block a project that will bring in tax revenues through it's $50+ million price tag? Wow!

I'm right there with you, most of the bikers (including me) realize that we are biking IN A TRENCH. I did not go there for a view or a tan. Though some of the new taller buildings closer to Hen have made the view a little cooler.

The view inside the Greenway is awesome! I would love if they kept building up! Also, I prefer to bike in shadows, its much more manageable to go long distances. Final note, more eyes in the Greenway means less crime in the Greenway.

Yeah, where is all this "no shadows on the greenway" mumbo coming from? I don't need the sun blaring onto my back while I'm biking. I can live without that.

What is good in the summer is not so good in the wintre, There can be some shadows I thing. Not huge block long swaths, But at least a 1/2 block would not be that bad.

I think this is an old article. The SW Journal doesn't do a great job of dating their stories.

Besides, it says "July 9, 2012 issue" at the top right corner of the page....hmm....

I contacted Greco, asking if there were any updates or a revised site plan, following the appeal by the shadow people (Midtown Greenway Coalition).

I received this response: "Thanks for contacting us regarding an update and for your support. We are getting close to breaking ground- we plan to start construction the first week of August."

How can this be? It seems odd that there has been zero mention of updated plans online and they're breaking ground. You'd think that one of the news outlets or blogs would've caught this as it went through the planning commission again.

I think they may have kept quiet so the "shadow people" wouldn't get a sniff for what's going on and have less time to organize and diffuse the project. I've actually heard of this scheme before!

I think the article is about BLUE but mentions the 2900 Lyndale block here in the second paragraph...

"The city-approved project includes two six-story buildings, 242 housing units and 14,500 square feet of retail space. While construction is underway this summer, Gregory and his team at Minneapolis-based Greco Real Estate Development will be hashing out the details of a neighboring development slated to replace a few dilapidated buildings on the neighboring block.

Planned as a $35 million--$45 million office and retail development between Aldrich and Lyndale Avenues, the second project could bring 350 new daytime employees to an area starved of afternoon traffic, Gregory said."

It seems we may have been mistaken on what actually happened. I guess I wasn't entirely certain on how the appeal process works. This project was approved by the City Council on March 8th, subject to the two conditions imposed by the Zoning & Planning Committee. (25' setback on 5th floor, 35' setback on 6th floor).

3. 29th & Lyndale Redevelopment (2900-2910 Lyndale Ave S & 2901-2919 Aldrich Ave S):
Grant in part and deny in part appeal from the decision of the Planning Commission granting land use applications for a new mixed use building with ground floor commercial uses and 171 dwelling units and adopt findings of staff, as follows:
a) Approve conditional use permit to increase the maximum building height to 7 stories and 87 feet, subject to two conditions of approval;
b) Approve variance to allow the first floor to be set back more than 8 feet from Lyndale Ave and 29th St, subject to one condition of approval;
c) Approve variance to allow a 25.5 foot wide curb cut on Aldrich Ave;
d) Approve variance to reduce interior side yard and rear yard requirements to 0 feet;
e) Approve variance to reduce minimum drive aisle width requirement to allow 2 parking spaces located north of the parking garage ramp to maneuver in the public alley;
f) Approve variance to increase the maximum size of a projecting sign and the amount of signage allowed on a primary building wall, subject to four conditions of approval; and
g) Approve site plan review application, subject to four conditions of approval.
Action Taken: Approved, as amended.

So I guess we shouldn't be surprised that it's moving forward. It was approved almost 5 months ago. It's not like Greco wasn't going to build it. They lost around 10 units, but weigh that against going through the neighborhood & city processes all over again with a new plan...they're definitely going to make it work, as approved.
