This thing looks a lot better. Some nice minimalism on the Lyndale side.

Am I being dense, or is the theater space missing from these newest plans?

I noticed that, too - they seemed to have not included the lower level (assuming there is one). But late in the doc there's an example of a theater marquee sign...

Also, still confused why they need 2 parking entrances along Lyndale. The southern one can handle in/out, cut the second one (especially since there's also one along Franklin).

One of the pages has a cross section, and it appears that the theater is in there.

I did find this in the introductory text (who actually reads that stuff?):
The theater is now at ground level instead of longer below-grade and would be located along Lyndale.
As best as I can tell, the theater would fill one of the retail spots. At only 150 seats, it'd fit pretty comfortably.

Looks and fits the neighborhood better. Also, like the use of more brick on the exterior. Should be better received by a majority the community (I hope).

I like how the documents show elevations of the neighboring buildings, how the top of houses on Aldrich are nearly the same elevation as the top of the fifth floor across from them.

Daaaang!!! The design of this is way better, I thinks. A little more consistency and great simple and graphic shapes breaking it up. The brick is used in a realistic way and it reminds me of the kinds of infill I saw in EU over the last few weeks, it doesn't have that temporary feeling a lot of new stick projects have.

If I remember correctly there are two lyndale exists because one is a right turn only and that is supposed to help mitigate traffic concerns.

From my understanding from one of the Meetings is the exit that is closer to Franklin is not supposed to be a true drive thru but more of a Woofner for deliveries and unloading. That is why the fancy paving stones. That may have change in this addition.

I have been told the white part is prefinished metal panels. I was slightly worried it might be cementitious panels, but it turns out the exterior will be almost entirely brick & metal panels.

SW Journal: http://www.southwestjournal.com/news/de ... ng-lyndale

Next step: LHENA Zoning & Planning Committee July 9: http://thewedge.org/calendar

Your attendance at LHENA Z&P meeting could be helpful. Attending the Planning Commission meeting (perhaps in August) even more so.

I've been informed by a neighbor that the LHENA meeting will be held at the VFW. I doubt LHENA will post this information anywhere, so pass it on.

It's interesting to think that some neighborhood groups have Z&P committees and some do not. My neighborhood org has 50% more residents than LHENA but we don't have a standing Z&P committee.

Agenda for tonight has been posted: http://thewedge.org/zoning-and-planning-agenda-792014/

6:30 Call to order & announcements
6:45 Lyndale & Franklin development
XXX7:45 2320 Colfax updateXXX (we really need strikethrough font)

2320 Colfax update will be (wisely) delayed until the August 13 meeting of LHENA's Z&P Committee. While it would have been convenient for the MRRDC group to only attend one meeting, it would be extremely foolish to have these two items on the same agenda. Smart move Lander Group.
