Talk of a six-story building on the southwest corner of Lyndale & Franklin, where Steeple People Surplus and others are right now:

Wow. This could be a huge plus, if it chews into the Rudolph's lot. If it just takes out the corner building, I'll be a little sad. I had hoped that Mort's would have been the first thing to go on this corner.

Hopefully it will include that lot... I could see the Rudolphs folks being ok with their customers parking in a ramp...

I live on Ridgewood and have been there the last 2 years with no intention of leaving unless they sky rocket my rent. I would love to see something cool go in here! There's also that building that used to house Dunn Brothers, Great Clips, a tattoo shop... etc right on the corner of Ridgewood and Lyndale; does anyone know if there is a thread for that or what the deal is with that building? I was kind of hoping another coffee shop, convenience store or SOMETHING would go in there. Super convenient from my apartment.

Related: I've always found it somewhat ironic that the center for the blind on the NW corner has been stripped of its former architectural glory.

I hope they leave a blank wall facing that parking lot so when it inevitably gets developed in the future there won't be an uproar about blocked views or whatever.

I was hoping some news would come up for this site. I saw someone doing some drilling in the parking lot by the garage theater a few weeks ago.

I assume there are no renderings yet? Perhaps there will be some when they have another press release on Feb 12.

Six floors here both sorta fits the mold of the area and also stands out just a bit. This being one of the last parcels on Lyndale before the freeway it could possibly be seen while driving on the freeway.

I assume that, because of the grade change between Aldrich and Lyndale, this six story project will be not much taller than the three story building behind it.

Not sure if you could see it coming from the north on I94, as you are heading down into the tunnel and further back you would have both the hill that is above the tunnel and the elevated bridges blocking that view. Also once you arrive in that area you are kind of in the valley of the hills to the east, west, and north, so even most of the 6 stories would be hid due to topography of the area. You might at best see the 6th story once completed. Coming up Lyndale from the south, that would be a different story.

For my database, what do you want to call this area: Uptown, Downtown, or Other?

If 24th and Colfax is Uptown, and the Burch Steakhouse building is Uptown...this is definitely in the realm of "greater Uptown". This forum uses a "Realtor's definition of Uptown", or everything between Grand Avenue and the Lakes, from 94 down to 36th Street.

I'd call it Franklyn!

That's actually kind of brilliant. Now I'll be disappointed if they don't call the building by that name!

I saw a soil testing truck in the Rudolph's lot a couple weeks ago, which I'd think to be a pretty big coincidence if the lot were not a part of the redevelopment. On the other hand, Charlie Theros also owns the Chi Tailors building, which the article says will remain, so perhaps it's a coincidence after all.

Just the Theater Garage and the building next to it seem pretty small for a 6 story building to me.

From what I can see from Google maps is that the Steeple people surplus and the Theater Garage are part of the same building. A L shaped building, that with the small parking area at the corner of Franklyn would make a decent sized proposal. No monster wall, but you could get a few units onto that site stacked up. That is not even taking in the Rudolph's parking area.

Woah! Rudolph's is ditching their current digs for this corner, and a theater is part of the project!
