5 utility trucks on Franklin across the street from this this morning. Not sure if that means xcel is doing some prep work for the site or if they're just doing some maintenance. I hopr uit means it's on the way shortly.

Seems this sent quiet - I haven’t read about any problems. Is this delayed or were they only doing site work in the winter?

there are a couple projects that seem stalled and I've been wondering if it's road weight restrictions because they all seem to be projects that have everything but the equipment on site. This and the foundry project mainly...

But no real knowledge.

Our frost depth just went from 14 inches to 0 in the past week. I know for certain this project is still alive and well, can't speak for the foundry.

Just got an email saying that spring load restrictions end this Monday in the metro. So if that's the issue, we should be seeing movement soon.

The excavation seemed to cause foundation cracking to the building behind in Aldrich so bad inspectors feared gas lines could rupture. Residents were forced to vacate.

Does insurance for the Lyndale project pay for that?

The general contractor and subs should all carry liability. However, there will be a lot of finger pointing and attorneys will get involved. As a friend says, situations like this end up being like a grenade in a bucket of doo doo---everyone gets dirty. Really awful situation for the tenants, and for the apartment building owner.

This would certainly explain why there's been essentially no progress on this project for months.

The building had cracks before construction started- most of the cracks I saw in photos had been patched in the past and simply reopened. The building had/ has serious water infiltration issues in the walls from poorly maintained tuck-pointing and roof issues. This is in no-way 100% related to the construction next door.

Look at the lack of mortar on the sills and the erosion of the brick. You can also see the patches in the cracks. Image

In all likelihood, they would have sent a crew around to carefully photo-document existing conditions prior to the beginning of construction. So, yeah, they probably have proof that this was a poorly maintained building with pre-existing conditions.

That said, cracks like that aren't going to open up unless the foundation starts shifting. Probably bad news all around.

While looking around I noticed this permit in 2007 for masonry work on the brick veneer. Possibly a sign of previous issues that people were referring to:

The cracks shown in the photo above are visible in Google Maps satellite imagery when the theatre was still there.

Hey, construction guys! Is it possible to rescue a building with this sort of damage at a non-prohibitive cost? (And yes, I realized that "non-prohibitive" is a relative term.)

They can shore up the foundations and stabilize the building, slightly similar to when Junction Flats damaged its neighbor, but I'm giving it a 30% chance. Seeing interior/foundation photos would help.

The structural engineer I'm married to said she thought it was a long-shot, but possible. It really comes down to how much it would cost to repair versus tear down and rebuild. If the pictures I saw were any indication, I'm guessing each unit will need repairs of some sort, many of them significant.
