38th Street Station, Minneapolis - $1.5 million to help with site preparation, public realm and new street configuration at a mixed-use development that will feature a large commercial/retail area and 133 units of housing. Station enhancements on the Blue Line include a plaza, streetscaping and other enhanced public space.

This has felt like a thoughtful, quality development from the start. Great job Lander Group and Sam Newberg. I'm hopeful this will get built out as planned.

Not much detail, one person's word-of-mouth rumor:

Yellow Tree development plans for old gas station on 38 St & 24th ave S

FYI, we were contacted by a developer with Yellow Tree about their plans to tear down the gas station across from Colossal and put in a 4-story apartment building with 2-3 commercial store fronts facing 38th. Sounds like it'll taper to 3 stories on the southern side.

They need 2/3rds neighborhood support to rezone from C1 to C2, and I'm wondering what people nearby are thinking about this. Some other details I was able to get from our conversation:
* Enclosed parking included on 1st level
* No impact to alleyway
* Est 9-10 mo. to construct, best case starting in the fall
* Commercial units: suited for small coffee shop, real estate office, flower shop, etc.

I'm both excited about the prospect of getting rid of the out-of-business gas station, and a bit apprehensive about having a 4-story building so close to our house. What are everyone else's thoughts and concerns?

Lander and Yellow Tree have beat me to all of my wishlist sites on E 38th St. And the city is better for it.

Apparently the Lander development for 38th Street Station is delayed at least a year. My understanding (from an email from CM Johnson) is that there is a financing gap that is somehow related to the affordability requirement attached to the LCDA grant. Reading between the lines, it seems like the affordability requirement was not clear upon application for the LCDA grant. I am guessing that because at the last community meeting I went to Lander specifically stated it was a market rate development. Anyone know what is going on?

When I drove by last night there was a backhoe next to the gas station at 3800 24th Ave S (where Yellow Tree proposed a 4-story apt building). Demo soon perhaps?

Aw I heard from a reliable source that the Lander 38th Street Station development is not moving forward. I think they may still do something on 29th Ave since they own so many of those houses, but not the full project that had been presented. Suck---a real loss for this area.

If this is true, I wonder why? Was it financing - or something else? Could a different developer step in?

Huge bummer if true. I wonder if phase 1 isn't filling like they hoped? I see the retail spaces are still empty other than the Lander office.

I have heard from a resident in the Phase 1 building that it's not very full. They have these big units that are two stories that face 28th Ave with their own entrances, which seem nice, but the second story is actually underground. Kind of a weird setup that doesn't allow for a lot of natural light in the rooms below the street surface (though there are giant egress windows).

I imagine not having those larger and more expensive units rented puts a dent in their finances as they look to phase 2.

Looking at the website, the 2nd floor is full, 3rd floor has 2 vacancies and 4th floor has 7 vacancies. And as mentioned the 2 large units on 28th Ave are vacant.

This always looked to me like an overly ambitious, overly complicated project that was going to be a very long shot to pull off. Lander seems to have a weakness for projects that shoot for the stars, but fail to keep their feet on the ground.
