When I drove by last night there was a backhoe next to the gas station at 3800 24th Ave S (where Yellow Tree proposed a 4-story apt building). Demo soon perhaps?
No longer a backhoe on this site, and has a broker board up on the corner (I forget the name). Wonder what that means...

Also, the coffee shop space at 28th Ave, diagonal from Northbound, is back open as Key West Bistro (it's actually just a coffee shop).

Site includes the gas station property and one SFH to the south

That's a fairly large amount of commercial space for this location...I could see some difficulty in getting that absorbed quickly. There's already plenty (IMO) of commercial space within 1-2 blocks of here. It's interesting because nearly every developer will tell you that including commercial in mixed-use projects is break-even at best (compared to additional units). I'm a little surprised they aren't proposing like half the amount of retail (or none). If the Dreamhaven Books next door were to close, that would provide even more potential commercial space. I'd guess that closure isn't too far off, given the economics of running a bookstore in 2018, age of the owners, etc.

Looks like the Standish Cafe is open in the spot recently vacated by Colossal Cafe. It looks like it is also a breakfast/lunch restaurant.

Yellow Tree development at 24th Ave/38th Street was at the CPC on 12/3 with 4000 sqft commercial.

Could just as well posted this to the Hiawatha/Minnehaha RR Line thread, but a proposal is coming to build 200 units (100 affordable) on property currently occupied by grain elevators to the east of Hiawatha.

Should be plenty of space for 200 units in a 6-story building, unfortunately. The parcel is that whole section of the block east of the tracks.

Phase 1 of Lander's 38th Street development is fully leased. Hopefully this bodes well for phase 2.

Aw I heard from a reliable source that the Lander 38th Street Station development is not moving forward. I think they may still do something on 29th Ave since they own so many of those houses, but not the full project that had been presented. Suck---a real loss for this area.
Does anyone have any new updates?

I emailed Lander about a month ago and got the following response:
For 38th Street Station - You are correct that the project, as approved by the City, has been delayed. As you said it is visionary and also complex. It includes multiple land ownership types, a mix of market rate and affordable housing, and significant public improvements. Grant dollars were received to support the public improvement portions of the project, (new streets, new street lights, public plazas, lighting) however a gap still remains between the actual cost of those improvements and the funds available to construct them. We have had discussions with the City about splitting the project into two phases so that the portion that does not need public improvements can continue forward while additional funds are sought for the public work. Lander Group is continuing to pursue that path although we do not have a specific timeline at this point.

There were a couple details in this brownfield cleanup grant application that went to the City back in April.
Checkerboard (3716 Dight Ave S)
Projected Met Council TBRA Request: $600,000
Developer Checkerboard LLC is planning to construct a transit-oriented, mixed-use residential development, featuring studio, one- and two-bedrooms units, underground parking and ground-level commercial space to activate 38th Street. Of the planned 500 apartments, 125 will be affordable. The projected total development cost is $92,291,895. Grant funds, if awarded, will be used primarily for the abatement of asbestos-containing materials.
