Seems promising. More apartments planned. I think Hiawatha still has a lot of potential...

Nice building for redevelopment, but no parking here unless they are blocking the loading dock of the 4001 building. I'd like them to tear down the sheds at the end of the block, put in underground/one level parking, with a couple stories of new apartments on top of that. But not a surface lot, that'd be way too much blacktop between that and McDonalds.

Looks like this project is getting started. Weis builders sign is up and earthwork has started on the parking lot.

That article also included a quote about the geothermal system that will be a part of this project.
Another unique component of the building is the planned geothermal heating and cooling system. The site affords enough space to bury coils in the parking lot behind the building, which will pull heat out in the winter and put heat back in the summer. A boiler connects to vents that will push the hot and cold air into apartments.
It’s rare to find such systems in the city because there often isn’t enough space, Anderson pointed out. Coils need to be located in an area where they can be accessed in case there is a problem. A building can’t be torn down, but a parking lot can be ripped up and redone easily.
“It’s a good system for this site because of the big parking lot behind the building,” said Anderson.
This is a great way to reduce the environmental impact of the building and it's cool to see developers keeping sustainability in mind and incorporating alternative energy sources into their projects.

It also means that they can "never" build anything on top of the parking lot once they realize that the parking lot is more than is needed for future tenants.

Also, you don't need huge amounts of space if you use a vertical loop instead of a horizontal coil system.

Doesn't look like that big of a parking lot on Google. Looks like currently 40ish spots, but could be restriped for more when not accommodating trucks.

I was lamenting all the broken windows on this property as I rode by yesterday. Didn't realize that the breakage might be part of construction. Good news.

Pretty neat amenities for an affordable complex. Gotta hand it to Dominium...they certainly have a knack for taking on unique/challenging projects (this one, A Mill, etc)

As some of the photos indicate, this project is nearing completion. Maybe I'll trespass around it this weekend and see if I can take any good photos.

That is an annoying amount of exterior light on a blank wall. I'd be extremely angry if there wasn't a soundwall between me and this.
