I typed my comment before looking at the GIS map and then re-reading the notice a bit closer. These are the same 3 lots that twincitizen mentioned last year and said they're probably going to be developed. I'll try to find the post. As sad as it will be to see that one forest green house go, if this goes forward, it'll still be exciting to see the design. I'm hopeful.

I've always been curious about that little bungalow on Girard. I think there is maybe one other bungalow-style house in the neighborhood and the other one is probably a custom-built thing. The one on Girard looks more like a stock plan. It looks like it would have been built much later than the other houses but Hennepin County says 1907. Way before the bungalow craze really hit the city.

Sounded like there were renderings shown but WedgeLive didn't post any post any pics (maybe they're discouraged from doing so?). WL had mentioned some in the crowd didn't believe the 4th story setback distance based on the rendering, and also discussed the 2-level unit layout (floorplans shown?).

I think it'd be hard to fight a project that asks for absolutely zero variances and is only 4 stories high, the seeming magic number people claim to be cool with (but as we know can be too garganTuan for some neighborhoods). Also the condo conversion comment.

LHENA Z&P, the committee that actually approved this, is very similar to groups like MRRDC. In fact one of the "leaders" of MRRDC is on the Z&P comittee.

So are apartment dwellers and equity activitsts.

The Board and Z&P is nothing AT ALL like MRRDC, even if there is some overlap in membership.

What do you mean? It's 4 lots, 2809-2821 Girard. 3 lots they already own according to county records and a fourth that they're buying.

Looks super sharp to me. Seriously, with a real transit line in the Greenway and something up Hennepin, this area could sustain so much more of this.

I love what they did for floors 1-3, but I'm mot a fan of 4-5 -- they gray doesn't look good compared to the stone (or stone look). It's definitely a step above your average Uptown development though. I'm rooting fur these developers -- they're living out my dream!

Edit: that's 5 floors.....I thought it was going to be 4?
