Maybe the fifth is a rooftop deck, so we're seeing the top of the stairs? Kind of wish the alley behind could be made a "T", with routes out to Girard and Fremont.

God no! We have enoguh curb cuts in this area already. It already irks me that Flux didn't use the existing alley for parking access.

Pretty impressive for the first major project proposed by these budding developers. The row house design works great for the site.

I'm curious. Is this the project where the developer proposed moving one of the houses? Skimming back I don't see anything in this thread about it but I swear I saw that somewhere. Maybe it was at the LHENA annual meeting.

Regardless, this cannot happen fast enough. It's the perfect kind of development for this area.

The biggest loss I see are the "eyebrow" over the top cantilevered balconies, which really gave the top some class.

The shaved off eyebrow is never a good look. No more ghost trees either - just some hostas and lillies out front.

As someone who has a west-facing 5th floor apartment above the treeline, I would kill for some type of cornice (or eyebrow) to shade my balcony (at least partially, anyways). I wish they had retained those as well.

Overall I still think it's a pretty handsome project. Not surprising that things have changed from an early "hand-drawn" sketch (I suspect it was actually done digitally, meant to look drawn)

The landscape plans call for 5 honeylocust trees along Girard. I think they just eliminated them from the rendering.

I think this is still handsome, and looks pretty much like I thought it would based on the initial render. Though the Uncle Leo situation is too bad.

It's not horrible, but they really "cheapened" the exterior. The least they could do is use brick around the sides. The developer claimed this was going to be "condo quality"...lol. What a bunch of BS.
