ESG architects will be presenting a proposal for the Cheapo site at next week's CARAG meeting, also submitting a plan to the city tomorrow. Sounds like a mix of apartments, office, and retail. Finally!

As much as I dislike ESGs recent stuff, its not their choice for a parking podium. Dont always blame the architect.

Building would need to be pretty big for a parking podium. Big news in any case!

They could do just like Walkway and put all the parking underground too. Time will tell!!

Love the idea of office space there. Wish it were taller. I can't believe I've joined that crowd. :)

How much retail space is in Cheapo/Booksmart? It would be kind of odd to have less retail space there.

Is this the Cheapo side of the bock or the parking lot on the back side as well? I figured that this block was soon to be developed.

That's actually pretty fun and funky! So many people here are constantly bemoaning the fact that MPLS doesn't get daring apartment architecture like SF or LA or NYC. This is obviously still just stick construction, but that's pretty *cough*outside the box*cough* thinking. I think it's neat.

It looks quite deceiving. I had a hard time even figuring out that was the Fremont side that was so predominant. The Lake street side looked half of what it should be for depth to the alley. Still much better that the ugly one dimensional faux historic BS that is across the street from it.

Looks aside, thank God for more Market rate apartments. Now can we get some Downtown?

Let the rumors of a 20k sqft Target Express commence ;)

There's no way you can fit 20k sf of retail on the Lake St side. The entire Walkway project has a little over 20k and that's with huge restaurant spaces on the corners AND 100% retail frontage on Girard. That figure must include spaces fronting Lake and Lagoon AND a very large space that wraps the Lake/Fremont corner. I doubt they will put retail along Fremont as was done in Walkway. If the 20k figure is correct (and not including the office space as well), that would be a very deep space, possibly suggesting a larger retailer. I can't imagine they'd be trying to go after yet another large scale restaurant considering that Walkway's 2nd space has yet to open.

While I too feel like while a Target Express would make some sense here, we would've heard a rumor by now that Target was even looking around Uptown. To date, we have not. 100% of Uptown Target rumors on the internet have taken place internally here on the forum and it's almost turning into a "telephone game" situation where some folks are forgetting that it's not an actual thing. Putting Target aside, I don't doubt for a second that more "mall" style retailers are seeking space in Uptown...there are dozens and dozens of mall brands that would do well here.

Excellent infill to create more urban density in Uptown. Kudos to ESG for designing something a little more unique for Uptown.

I think I needed a few more winky faces in that comment..

FWIW my wife works for Target and has taken an interest to all this urban design stuff and pays as close attention to the RE team/rumors at HQ and has not heard anything about an Uptown Target. So yeah.
