Haven't heard anything about this in a while so went looking and found some renderings on the architect's website:

That rendering is kind of amusing. I don't think I've ever seen someone capture the essence of "generic" quite so well. :)

Kingfield Neighborhood Association is excited to get an update on the proposed affordable housing project at 3600 Nicollet at this meeting. Please plan on attending to learn more!

For over 30 years, Aeon has been a nonprofit developer, owner and manager of high-quality affordable apartments and townhomes in the Twin Cities, which serve nearly 8,000 people annually. Aeon is also the property owner of the vacant lots at 3600 Nicollet and has created a housing plan for this property.

The project concept includes:
* 4-story building
* 45 one-bedroom apartments
* All ADA accessible units
* Half of all units (23) will be restricted for residents with a substantial physical impairment that limits major life activities (the others will be accessible, but rentable to anyone)
* The project will apply for housing tax credits
* All apartments will be affordable to residents earning at or below 50% Area Median Income
* The building includes ~2,000 sf of retail space on the first floor, 15 parking stalls, and common area space.

I just received this email from the Kingfield Neighborhood Association.
Last fall KFNA was presented with a plan for a 57 unit housing/mixed-use development project at the corner of 36th and Nicollet. The developers received funding for the project and have since brought Aeon in as the development/management team. KFNA & LNA Staff met with Aeon last week and asked that both neighborhoods be presented with a concept plan early in the process. This meeting, will include a concept site design but also allow time for suggestions and priorities from the committee members regarding the final development.
This just appeared on the planning dashboard. Don't see plans but I suspect they will be posted soon enough.

The developer is saying construction will take about 12 months. Exciting how quick things can happen when you don't have to build a bunch of underground parking.

Enclosed parking would stand on the first floor of the building. Underground parking is not possible, Lehnhoff said, due to the site’s history as a gas station.
Interesting bit on this site. I'm so glad to see something happen to it after so long!

So, uh, looks like a pretty large chunk of the neighboring auto repair place collapsed into the construction site recently. There's about a car sized hole in the wall next door.

Looks like another lot just opened up for redevelopment along Nicollet.

It's gotten bigger - they must have stabilized the roof and removed that whole wall. The original hole was probably about 1/3 or 1/4 that size.
