I was pretty excited about this project until I saw the renderings showing two big garage doors along the sidewalk.

This is the B. Aaron Parker project. He'd likely be happy to do a tour if people wanted it.

It's not ideal, but it's a unique re-use of a unique property. Of course he doesn't have to go with the "cluster housing" plan of adding two duplexes to the empty half of the property. It seems you could instead build a small apartment building (2.5 story) that only has access via the alley.

For a perfect example, he can look directly across Garfield to this nice apartment building. See how it fronts the alley with garages: https://www.google.com/maps/@44.942902, ... 312!8i6656

It appears the alley frontage of the project is just wide enough to fit 3 single garage stalls, as shown on his plans. It probably is not wide enough for any type of circulation, so at best you could build 3 tandem garages, for 6 total parking spaces...and even at that, would only serve 3 of the units (because it is pretty unreasonable to expect strangers to share a tandem parking situation). The only real alternative he has for the duplex fronting Garfield is to not build the parking at all. That would be totally fine, of course, except that I'm guessing he plans to sell these as condos/townhomes.

IIRC from when Aaron shared plans at the 2014 streets.mn picnic, he would live in the substation building himself, and presumably sell the 4 units in the two duplexes, rather than rent them.

This is going before the neighborhood on Wednesday, November 4, from 6:30 to 8 at the Lyndale Community Center (36th/Nicollet). Because this is Minneapolis, it's likely to be controversial so we need as much support as possible for what is really a pretty modest project. Bring your friends!

Btw, the curb cuts are gone and there are now plans for a solar array and industrial greenhouse on the roof.

Although the somewhat symbolic straw poll of everyone that showed up voted not to support the variances 16-6, the LNA housing committee voted 4-2 to support!

Basically parking was the biggest issue. 17 units, but only three parking spaces. Some feared that the developer's lack of experience could lead to the project stalling after the zoning changes, leaving the new higher OR1 zoning open to anyone else to develop as they please.

The 17 units is a jump from the original 10. 1 studio, 14 1BRs, 2 2BRs, 1 3BR IIRC. Four units in the original building.

17 units total should be 1 studio, 13 1BRs, 2 2BRs, and 1 3BRs. Otherwise, I recall the same. Also, I am glad to hear that the committee was more supportive than the general attendance.

So, the neighborhood voted to recommend that the variances be denied. The primary concerns seemed to be where the "80 cars" owned by the tenants of the 17 units would park, along with general worries that the neighborhood will be less safe and residentially with a small apartment building and coworking space on this corner than it currently is with a decaying abandoned industrial building.

Basically, lol neighborhood groups.
