Page 80 of the staff report shows a 2'ish story building would not shade the path on the north side in December. Again, I'm not complaining. I like the proposal. I just don't like two full blocks in a row under complete shade 24/7 for several months.

It really doesn't. The trench only shadows the south side, the future rail ROW.

The setbacks of the top two floors are intended to reduce shading, though it isn't eliminated. I'm a supporter of the Midtown Greenway Coalition and I'm so grateful for the Coalition's efforts in keeping power lines away from the trench. That said, I'm not convinced by the 'shading' issue. I would much rather have a building like this one eliminate the setbacks at the upper floors, so that more windows would have clear sightlines to the Greenway. The cost/benefit as I see it: Eyes on the Greenway are a big benefit year-round, while shadows on the Greenway are a relatively minor inconvenience, especially because the impacts occur in the season when most bicyclists are ready for the ice and snow anyway. Speaking as a winter biker who has chipped teeth from a fall on ice, I'd strongly prefer that experience to being mugged. No contest.

That argument was attempted by BKV Group/Greco for Lime when the Midtown Greenway Coalition objected to the building at full city council (which voted to approve). The design was then appealed to the Z & P committee of the city council which then rejected the design. Several exhibits were shown at the Z & P hearing based on surveyed elevations with 3d models including the bridges, the north bank of the trench, plantings, etc that confirmed that the bank shades the greenway during the winter but it didn't matter. The project team was made to alter the massing which resulted in the "step back" that you now see on the south side of the building - the original design had the whole south facade at levels two through five with a consistent face cantilevered out slightly over level one.

Do you have any idea if those shadow studies are available somewhere?

I joined the Midtown Greenway Coalition board a few months ago and asked if we have any shadow studies of existing conditions but apparently we don't. Someone mentioned at a meeting once that the trench shadows the greenway and nobody corrected them so I just assumed it was true, but apparently not!

You might be able to dig them up from the public records for Lime otherwise you could reach out to BKV. May not be free in the second scenario though...

I think the groundbreaking season is starting to come to an end. Any new information on this project? I know it went with the planning commission in January of this year. Anyone think it will actually break ground this year? Are there still hold ups with residence along the Greenway?

Some excavators actually LIKE to dig during the winter because they feel the ground holds less liquid water. Every soil condition/ground water level is different obviously.

I'm no expert on eathrwork but it's what I've been told in meetings.

Also, if you think about the timeline of construction - doing excavation in the winter means that concrete work (footings/foundations) is being done during the winter and the "winter conditions" involve admixtures in the concrete as well as keeping the concrete at desired temperatures/curing rates at the footings/foundation walls. If the "below grade" work takes place during the winter months and the building gets above grade in the spring, "winter conditions" are alleviated in terms of heating a much larger area.

I wouldn't look at the start date as a deterrent necessarily - spend some money to heat the concrete, save some money to not heat the building later. If they think they have a viable financing plan/project they won't let some winter conditions for the concrete hold up the project.

The one from inside the unit? Is definitely from south mpls. You can't see The Foshay or ATT from north loop.

Do people really not care about what the exterior of the building they'll be living in looks like? Odd that the website only has shots from the interior units.
