I like it! Great units, good density, great use of the space, looks like good materials, I just wish they'd trim out the windows, the circles look all floating, and some trim would really help.

Huh. A colonial revival, a nondescript '60's-era apartment building and some kind of modern take on some sort of variety of somewhat Victorian in-between.
That said, I do like the scale of it very much. This is very good work to find a small empty lot and build something pretty good. We need more of this kind of thing (with a somewhat better design).

Anyone want to weigh in on why they would need two separate staircases? Please tell me that's not required by the building code...
Between the two staircases and elevator area, that takes up a good 30% of the floor area. Is this just not a very good layout, or is that just how this has to work?
What is the maximum scale of a building that you could do with no elevator? Couldn't the rear stair instead be external to the building, like a combined deck/fire escape stairway?

I'd assume for fire code' If the is a fire in one stair case you have a second as backup. Even as small as it is, I would say that still holds true.

Even the smallest apartments have front and rear staircases. I'd say the elevator is the extravagance.

I don't claim to be an expert on the Fair Housing Act, but how does this have an elevator that requires stairs to get to it?

^ It looks like the back corridor on the first floor connects to the outside without any stairs. Didn't look like there were stairs outside on the backside, but I may have missed it.

My understanding of Fair Housing Act would be that this building wouldn't even need an elevator if the two main-floor units were ADA accessible.

Yeah, I think you're right.
Looking more closely at the plans, I think Thatchio is right about the accessible entry from the rear, so that must be how they're getting away with it.

We must have missed it but the HPC denied this back on April 19, going against CPED's recommendation. The developer is appealing that decision to the City Council's Zoning & Planning Committee on 5/19: http://minneapolismn.gov/meetings/legis ... MSP-180042
My guess is that this is a slam dunk approval by the City Council, but we'll find out what Lisa Goodman decides on Thursday. If her practical side does win out (as I suspect) and she is in favor of the project, I wonder if she'll have any feisty words for the HPC...

I'm hesitant to knock down any old building, sure, but I'm not opposed on principle. On the other hand, this is a city-designated historic landmark, and we're talking about putting a taller building right next door, on a site plan that would block most of the house's light and sightlines. That might be fine for a lot of old buildings, but this isn't just any old building.
