West Side Flats - (84 Wabasha Street South)

Sherman Associates is about to finally break ground on a new mixed use apartment building just south of downtown across the river near Harriet Island. The building will have 178 apartments and 6,000 square feet of commercial space. It will be five stories tall along Fillmore Ave and step down to four stories as it approaches the river.

The developer is seeking a HUD Home Loan of $2.5 million which will go before St. Paul's HRA (Housing Redevelopment Authority) on June 13th. They're also seeking a TIF district which will be done later. Not sure when construction could start, but sometime later this year is likely.

Here's an old render. It's unclear how much the design has changed, other than one less floor.

Awesome! DT Saint Paul needs to get re connected to the neighborhoods that surround it but are cut off from it. It would be great if Wabasha was lined with apartments till it met up with District Del Sol rather than the low rise suburban style 1980s office buildings. Same thing for the w 7th area and near the state office buildings by the capitol

Well, the northern end will be two floors lower for sure. i hope this development meets the street well. hopefully better than how the usbank buildings didn't.

There doesn't look like there is much going on at street level. I like the idea of development happening here. I think this area is ripe for development. Hopefully more developers will follow suit.

I was over here about a month ago, and I was surprised at how much vacant retail space there still is in the West End development. I know that the recession has been tough on the economy, but if you exclude the restaurant spaces (which appear to be doing fairly well), the retail lease-out here looks positively grim.

EDIT: Sorry, my bad. I thought we were talking about the West End, not the West Side.

There's so much potential on this side of the river. A lot of under utilized land. The close proximity to Harriet Island Park and numerous restaurants and bars along Caesar Chavez Street could make it much more vibrant neighborhood. It could easily outdo Upper Landing.

The one thing I think holding it back is the railroad route through the area. The city created a major masterplan about a decade ago that looked great. But other than Sherman and Trooien, I can't think of any other developer whose tried to make a go at it. This building is going up right next to the tracks themselves. There not utilized a lot, but still.

The City's HRA is set to approve a TIF district for the project. Here are some screen shots of the site plans. No renders of the actual building. The new apartment building will be phase 1. Phase 2, a residential/commercial building is proposed. Parcel 4 will be stormwater and open space. Phase 3 is planned for future redevelopment.

this will be a giant improvement from the lot full of weeds so close to downtown. welcome back to the west side flats!

This is another area that has redevelopment potential as the low hanging fruit in the current 'hot' residential neighborhoods gets developed.

I wonder how spendy it would be to create a LRT spur across the river to the West Side Flats.

Very nice! I have been eying this site for the last couple of weeks looking for some work to start. This seems to be an area with huge potential, I hope it spurs some other developments too in this area. If 3M and some of the other office/industrial sites were to open up on the West side of Wabashsa, I have always loved the thought of some mid-rise towers near here looking over Harriet Island, and the river, this could be a great neighborhood.
