Not so sure that St. Paul wants to do away with office space that they will need to get and keep those workers/residence in the city. IF you take away the jobs in St. Paul, why live in the city if you goal is to not have to drive to work. Your goal is to create jobs and residents, not substitute one for the other. You have the river bluff/old West Publishing for housing and hopefully some office. You do need those downtown jobs to help keep the retail on the skyway healthy.

When I Work expects to double the number of people at the company to about 200 over the next 18 months, and may move to Minneapolis.

From the Strib, "Office Occupancy Continues to Grow in St. Paul": http://www.startribune.com/office-occup ... 397804261/

Class A space is hard to find in St Paul. It'll be interesting to see what happens when Cray leaves Galtier Plaza.

The demolition of the police training annex won't go forward because of interest in converting old buildings to office space.

Some upset and still hope initial plans for a park there instead can still happen.

Looks like the sale closed on the former ecolab tower. I'm really intrigued by the 'tech hub' concept but can't find much info.
(note that I think this is the corporate tower. as far as I know, the University tower is still in foreclosure) https://www.bizjournals.com/twincities/ ... ecome.html

Strib article link below with some additional information -- they're moving to Normandale Lake and subleasing some of Tata's space:

Supposedly it is to reduce costs, though I didn't think Normandale Lake was particularly cheap either.

Was it wise for St. Paul to give $1.2 million to Gander back in 2004?

That is an interesting report. I didn't know they already had such a presence in the Coco space down by Union Depot - 75 people is equivalent to a decent-sized company.

I know there are other companies with suburban campuses that maintain office space downtown - Land O Lakes has their marketing group in the North Loop, for instance. It would be great if 3M were to make this kind of move.

The 428 (former Woolworth) has uploaded some pretty neat 360 degree views of their construction progress thus far.

I hope this project and others bring more jobs and people to Downtown St. Paul. I read that Green Tree/Ditech is closing their office and laying off at least several hundred.

428 / Woolworth

Postby at40man » April 28th, 2018, 6:17 pm

New article about the 428 / Woolworth in the Star Tribune.

-----
Pat Wolf’s vision for the 428 may seem counterintuitive for those accustomed to dismissing downtown St. Paul’s office market as forever struggling. But her project, as well as some other recent market signals, suggest that developers believe there is an unmet need for the “right kind” of office space there.

“To appeal to creative office users, we’re heavily emphasizing ‘well-building’ concepts and energy efficiency for the 428,” Wolf said. “In fact, the 428 will be the first building in Minnesota to pursue both LEED Silver and WELL Building Core & Shell certifications, and also the first in St. Paul to go after the WELL certification.”

Not sure if this is the right thread, but I've snapped a pic of the Woolworth's office project on 7th Pl and Minnesota St this morning.

Finance and Commerce profiled the 428 Minnesota building. Photos and building details, including that a coffee shop is expected to take a first floor retail space.

Was talked about over here, but this is good news, and a continuation of a long trend. St. Paul has so much Class Z office space that nobody wants, and it also has a really underweight downtown population. Converting obsolete office to housing checks two boxes at once. The same might happen as the state moves out of some of their offices downtown in the coming years.

Meanwhile, modern or more flexible office spaces like Osborn 370 and 428 Minnesota, plus potential new Class A construction that has been proposed will hopefully draw firms back into the city over the next decade.
