I've started to become pretty lenient on new construction quality but this is ugly and cheap and in that neighborhood I'd be upset too.

I mean seriously? Multiple garages and surface and underground parking?

Do we have info about this change for Lexington Pkwy and W 7th on the forums? I drive past this site all the time and I'd be interested to follow it. Are the buildings on either side of the realigned Lexington going through the process of approval?

Meeting on 12/4, 7:30-8 PM at Summit Brewing.

Before the realignment proposal, there were definite plans to build a senior housing complex on the site. These are still in the mix, but obviously they will be altered.

I'm pretty sure we've proposed different takes on this realignment several times on the forum. Weird to see an official proposal featuring it

Developer proposes demolishing two houses on Iglehart Ave in Union Park to build three duplexes. Some information here: http://unionparkdc.org/our-work/committees/land-use

Neighbors gearing up to fight the demolition of 1911 Iglehart. It's a pretty cool house (and was owned by Joe Mauer's grandparents, once, I guess?) but it needs an enormous amount of work.

Thank goodness the whole proposal has been made twice as wide to accommodate two new back alleys and twenty four surface parking spaces. I'm sure that'll be completely worth the cost.

It's really odd to put commercial here. The land-use of this stretch is single-family homes & institutional. Without supporting uses on either side, this project would not be sustainable.

The owner of Dixie's in Grand wants to replace the single story building and parking lot with a mixed use building. The neighborhood pushes back.

I saw this covered on KARE11 last night too. They interviewed a woman who said she lives across the street and replacing these restaurants with the proposed development would "ruin the neighborhood." ¯\_(ツ)_/¯

Were the same complaints made before the Oxford condos were built? That's a really high-quality building that elevates the neighborhood. Saint Paul is a tale of two generations at present -- the old guard and the new arrivals. Over time, you'll see this city become much more progressive, but it will be some years.

Sadly, enough people complained, and this isn't happening anymore.

Regarding the Snelling/St. Clair proposal, there is a meeting tonight.

Per Sustain Ward 3 Newsletter:

"The Mac-Groveland Housing and Land Use Committee will be reviewing the proposal for a Conditional Use Permit (CUP) for the new development proposal at Snelling & St Clair Wednesday April 25 at 6:30pm at Groveland Rec Center.

This building should add 118 residential units atop mixed use retail space to the neighborhoods of Ward 3, Saint Paul. The current draft of the plan calls for underground parking for 98 spaces as well as 98 bike parking spaces for residents and retail.

At its tallest point, the new property will be 68 ft high which is well within the constraints of the current T2/T3 zoning at this location but does require a Conditional Use Permit (CUP). The current plans for the project can be viewed here.

The MG Housing and Land Use Committee will review the proposal and issue its recommendation. Part of this evaluation will be hearing from both supporters and critics.

The anticipated path is that this will move forward to the Planning Commission after public hearing. No hearing has been scheduled as of yet.

While it's still early on in the process, Sustain Ward 3 would love it if Mac-Groveland residents show up to support the project on Wednesday April 25 at 6:30pm at Groveland Rec Center where you will have an opportunity to speak.
