Anyone hear any thing about what is going on with the bank at the corner of Snelling & University? The fencing and some covers are going up for the sidewalk. Is it just being razed or is something actually going up?

It has two phases.

1) Before the end of 2017: Demolition of the building
2) Late Spring: Demolition of the Foundation and filling in the hole

I talked with a couple of employees at Big Top and they have heard that they will be moving into the Perkins location this summer (quite a downsizing if true!)

It seems like this would run afoul of Saint Paul's regulations related to liquor store spacing. Would Big Top argue that since some creative interpretation was allowed for Target to open their liquor store, the city should cut them some slack as well? A plumbing permit has just been pulled for the Perkins building so something is happening there...

There's probably an exemption of some sort already for Big Top and/or Snelling Avenue Fine Wine across from CVS. Both of those are standard off-sale liquor places (except maybe in the eyes of the city?) and are about 400 feet apart. It's also pretty close to the church across from Spruce Tree, though that may still be 300 feet away.

I do think this is an overall improvement to the site's future development, though. It frees up the entire west side (along Snelling) to have some sort of large-scale tenant or housing infill there without disrupting businesses. I don't recall if they were going to move eventually, but if the stadium footprint allows it'd be nice to have some retail along that side.

I'm surprised something is going back into the Perkins. I was assuming it was going to be demolished to make way for the green space between the stadium and University. Between the Big Top in the Perkins location and the McDonalds there is boing to be little to no connection between the LRT stop and Allianz Field, which is coming together super quickly, the opening day of the 2019 season.

I'm assuming it is temporary.

Hot Rods went on the market not long ago and has now closed. I wonder if any potential buyers would also be interested in the vacant lot next door.

Big Top Liquor, which currently stands in the way of the Shields Avenue extension through the Stadium site, is proposed to temporarily move into the vacant Perkins building. St. Paul requires 1/2 mile spacing of Off-Sale establishments outside of the downtown core- and this site is 200 ft. too close to the Target liquor store. They will be asking for an ordinance change to allow an entity to move within a parcel under the same ownership with exception to the spacing rule. Seems like an over-reach for this particular business, especially since they tried to enforce the rule when Target wanted to open their bottle shop. I'd support revising the ordinance altogether and lowering the spacing rule or abolishing it altogether. Image

Temporary AFAIK. Obviously there is some other development planned around the stadium. With the ordinance change, they could move anywhere on the block, versus having to stay along the western half of the parcel.
