Dang, somebody blew the budget on the rendering for that Row Houses at Excelsior project.
You'll be laughing when the buildings look exactly like that.

Timely to get this thread. Excelsior is fighting about "free" parking.

Scott Richards is my new suburban hero.
“The interesting thing is parking is never free,” Richards said. “People think free parking is their God-given suburban right but that’s not necessarily the case. Someone has to provide that land, pave it and maintain it.”

Those somewhat remind me of the Elan Townhouses, but with pitched roofs. But I like the Elan's better.

Dateline: Orono

"Neighbors sue over Orono subdivision of Dayton land"

http://www.startribune.com/neighbors-su ... 330185741/

Laughable tale of old lady selling off the land her husband kept/restored, developer plans some large estates, and all the other large estates around it get in a tizzy.

The thing I found funny, seeing the list of plaintiffs at the end of the article, is all of them (that I can verify) actually live in the Plymouth half of the lake (Mooney Lake is the corner of Orono, Plymouth, and Wayzata). The Dayton land is the only part of the lakeshore in Orono.

The Excelsior boutique hotel is dead. "Simply put, the costs of construction of the current design are too high to be spread over so few rooms" said the developer.

The row type townhomes were completed over the fall, as were a few other projects. I'll take some photos when I'm back down there for break. About to watch the drama over the Excelsior Hotel now.

In November, the city council not only sent our and RFP for parking meters, but they also discussed how to fix their trail crossing and downtown pedestrian crossings.

The streetcar affect has stood the stand of time here.

Attractive to my eye. A very nice example of "missing middle".

Question:

Why did they keep floor levels constant on one block of townhouses, but not the second? The block has a grade and varying the number of steps to keep the entire building "level" would have been easy. They did this for one, but not the other of the two buildings.

Great spot! I would think it might be to try to gain lake views from those units? Could also be to keep views of Water St if the auto place adjacent to the town homes is developed.

These are also a good example of how age can make a project look much better.

A warehouse and SFH will be demolished for a handful of three-story-buildings that will have 18 homes in them. Drawings look like they are going for the Victorian vibe.

Wow, this and the brickwork detail on the new library...going for that older look, late 1800s-1920s. I'm a big fan of bringing those styles back.

Wayzata has seemed to have a small bloom of activity in the past couple years.

Here's a proposal to demolish some retail at the west end of Lake Street and put up three stories of condos.

City council approved the condo proposal.

http://sailor.mnsun.com/2017/03/01/city ... velopment/

There was some discussion with distress over the high land values in Wayzata making small retail unfavorable for developers, where it makes sense for developers to destroy existing retail sites downtown to fit residences, if the trend continues would snuff out a lot of what people are moving there to be close to... the typical main street character.

I counted maybe 4 projects under construction around downtown Wayzata. Saturday is busy for families being there!
