^ I don't think that a tear-down was ever even considered possible because the Holiday Inn had several floors of condos at the top. For what it is, I think this is a great outcome.

New micro-apartment project in the works for downtown.
Micro-apartments may be on the way for a high-profile street corner in downtown Rochester.

North Rock Real Estate is proposing a 50-unit apartment complex for the former Creative Salon site, located at 324 1st Avenue Southwest.

Initial plans call for 25 studio apartments, starting at 375 square feet, along with 20 one-bedroom units and five two-bedroom apartments.

Mike Zirbes, a partner at North Rock, said the six-story concept is being designed to target young, transient professionals who do not need much space — but want to be close to work and entertainment options.

How exciting! I wish they could've added an additional 10 feet to get the Gonda Building to 500 feet tall though :lol:

I personally don't find it ugly at all, but it isn't quite what I was expecting. We only have the one initial rendering, so it's unclear exactly how it will look when built. Mayo has been storing the remaining needed marble in Italy, so I'm interested to see how they use that in this design. Some of it looks like it could be the same as the lower floors, but looks a little different because it's a preliminary rendering.

Looks like the first 3 medical floors will be the same design, followed by the 4th level being glass all around. Kind of transitions into the hotel portion with all glass. I agree that it looks odd right now, but i am sure the final plans will look much better.

Are you sure the marble is in Italy? I always thought I heard it was in a field in Wisconsin with them sitting upright in the direction they would be on the building to get the same sunlight exposure. Not sure how reliable my information was, but am always fascinated by that kind of stuff.

I agree. The key will be how well it transitions into the hotel portion.

Heard from an inside source that it's Italy and costs ~60k to store it there every year.

I agree. All those little sections jutting out here and there doesn't appeal to me. Keep it clean and simple.

The original Gonda bulding is blah, the connection to the Mayo is nice. The Hotel portion will be a great addition and will make the building much better.

It would be great if the hotel took its design cues from the section that connects to the Mayo building. Clean and simple. I think the Gonda building would have been much better if they had not included those metal tube accents.

I don't think there are any immediate plans to develop the property. I suspect the developer is tearing it down before any additional efforts can be made to block the demolition.

Exactly. A project was all set up, but demo of the Days Inn was holding it up. Those plans are now gone, but the owner was given permission to demo it. Might as well do that before something holds it up again. Get the site ready at least.

At our planning commission, an engineering firm made a comment that financing for the Legion site is all set to go. So hopefully we see movement on that soon.

Is work still proceeding on the old Holiday Inn remodel? After some initial activity (e.g. signage coming down, fencing going up), I haven't seem much activity. Perhaps all the work is taking place inside at this point.

I was really hoping the skin would be coming off soon, but they must just be doing interior work right now.
