Lots of projects in here, all in want of funding.

It's a little weird that there's not one, but two proposals to knock down a 60s-era addition to an older building and build a new addition in its place. I get that the older parts are historic and sacrosanct, but that's how we get historic buildings in the first place, by not knocking them down as soon as they turn 50.

And they don't get knocked down by (1) being continuously useful/functional, or (2) being neglected. Everything else gets replaced and that's okay.

From reading over their proposals it appears part of the tearing down has to do with labs and other unique built environments being obsolete. I'm guessing when you have a space that complicated it's cheaper to build new than remodel.

Took this photo walking by pioneer hall the other day from the south. I didn't realize they'd be tearing down so much of the building! It looks like the south courtyard will be filled in with more building, but the north will remain.

Oh wow... I thought the rendering they showed looked like the complete shell of the building would remain. That's a bit shocking. But, I lived in both the north and south sides of Pio so I'm good on the memory/preservation front ;)

It looks like 2646 University W. sold or the University was too lazy to take the the For Sale sign down so they just put a garbage bag over it. The building use to house the surveying and mapping department. It seems like a logical place for some type of development.

That´s great.
Hopefully it´ll become a residential development. It´d be nice to have something smaller to offset the larger developments in the area (2700, Emerald Berry, 808 Berry, and Metro Lofts)

I'd much rather they build a new building of similar scale, and parallel to the street line instead of at an angle like the current building is now. There is still a lot more room for development in the Westgate area. Add this lot and the Wells Fargo lot to the already-proposed Weyerhauser project.

For whatever reason, the south side of the street is much more available for development than the north side. But one day, I can dream that the Westgate complex itself will obliterated and that KSTP will become less obnoxious and might build a better studio building.

Considering the 2.4k jobs and $2.2mil in annual property taxes from the Westgate complex, I wouldn't hold my breath for demolition.

Unless the Westgate complex technically includes every building on Westgate Drive, there's no way there are 2,400 jobs there. Maybe 240.

Across all 56 acres, yes. So you could redevelop the University-adjacent parts and still keep much of that.

Someone else already pointed this out on Hub discussion but wanted to bring it into this discussion. Anyone have any idea as to when the properties north of Washington and East Oak Street will be developed? I know there are definitely businesses there, and I'm sure those businesses do well. I believe most of these properties are one or two story buildings. I believe it's the last remaining portion of Washington Avenue that could be developed.

I think the buildings between Oak and Ontario are fine as far as urban frontage. Stub and Herbs as well as the building with Raising Canes are decent. They also contain a fair amount of affordable smaller retail spaces. The liquor store and strip mall between Ontario and Huron boulevard are the ones that I hope get redeveloped soon.

Not to mention that the street re-orientation that occurred when TCF Bank Stadium was built created an awkward bit of unused land on the northeast corner of the strip mall block. It looks like that bit of ROW is still city-owned, but I'm sure a redevelopment proposal could turn that land into a more productive use.

I also wonder if eliminating that Burger King drive thru would allow the final few blocks of Washington Ave to be closed to vehicle traffic and make the Transit Mall complete from University to the River, although access to the Grduate Hotel and the Washington Ave Ramp probably make that just a pipe dream.

Wow, I never realized that that Burger King even had a drive thru. I'd have to imagine it's hardly ever used, right?

The University's IT building on that block also seems like a redevelopment opportunity.
