Have we seen anything on this pair of buildings? Hook and ladder apartments? One with lots of modern green efficiencies, the other not? Seems strange but a good project.

Oberpriller is proposing 10 2-story townhome units in 2 separate row buildings at 2407 2nd St NE, a 0.47 acre parcel with a ~100 year old prairie home. Mix of 2 & 3 bedroom units slated for rental, asking for re-zoning from R2B to R3. I didn't realize this (maybe it's upthread somewhere) but the parcel just to its north has some 3-story, mostly 4-BR townhomes under construction already (site plan here).
Whenever I see townhome style projects in Minneapolis I always feel like they miss the mark. These are fine, definitely targeting the more affordable market, but I'm holding out hope that a developer dares to build something similar to this:

@Seth-- Agreed. When I first saw the photos you posted without reading I was excited because Minneapolis could definitely use more of these. I think it's an underserved product type in our market that fits well in high demand commercial-residential transition areas. Denver has a lot of new construction row house developments that are really high quality, and unsurprisingly Chicago does too. The Oberpriller project currently under construction already looks cheap/dated in the renderings. I'd like to see more concrete/block construction, upmarket owner-occupied units.

Wasn’t sure this appeared anywhere else, but a parking lot is proposed to be apartments and a hotel in March Holmes, at the corner of SE 9th St and 6th Ave SE.

I really enjoy that first example. Those townhomes garner sales prices of $1200/SF. That puts them well above the top of the market for Minneapolis. That is Brooklyn and certainly involves high land cost. Regardless, there is no reason we can't strive for projects like this in Minneapolis.

Close to the UofM, NordEast & Hennepin Ave (35W access). I would think this would do well. It makes me think of the Uptown hotel discussions in a lot of ways - where people thought a hotel wasn't needed.

Also NorthCo is expanding. They have over 150 employees now and the new warehouse will have even more room for employees. Also yeah, parents. Our hotels are full.

While it makes sense to site a hotel in this part of town, that particular location does seem like a real stretch.

Right. Like, a hotel makes perfect sense to have in Uptown, but it makes more sense to build it where it is two blocks from the Uptown center of gravity than it would have to put it at, say, 32nd and Colfax. Likewise, a hotel proposal at 2nd and University wouldn't get a raised eyebrow from me, but this location does. But maybe I'm underestimating how much of an employment center that little industrial district is.

Fresh Thyme is right there, there's an Advertising firm across the street as well as Aveda a couple of blocks away. There could be some desire from a business perspective. The hotel is only listed a 50 units. They won't have any walk-up business, but depending on how well they advertise at the U and local businesses they could still do alright.
