There is a big difference between top down urban renewal of the Post War Era, and private entities making arms length transactions on a parcel by parcel basis. It is disingenuous to compare the two.

Historic preservation is a luxury, obviously there are those who believe it to be a high priority to commit public resources. Make no mistake, historic preservation is not free.
You're making a strawman that I never said. Look again. In fact, two of the examples I cited (Boston Building + the Exposition Building) were torn down in exactly the manner you describe, parcel-by-parcel by private entities.

This, and the outrage of tearing down the Metropolitan was principally in not replacing it with anything.

The outrage of tearing down the Metropolitan was, honestly and truly, tearing it down. It was in good condition and fully leased.

That vista changed so dramatically because of top down urban renewal, those guys worked were working on it.

The comparison was implicitly made between this project and the wholesale clearance of the Gateway District. Buildings can be saved, and some should, but there is a cost.

I have no inherent objection with tearing down an occupied building in good condition as long as it's for something better/higher value.

Alright, well, I don't think this is really the place for a philosophical discussion about the merit of any historical preservation at all, so if that's the world you want to live in then I respect that, you do you.

I certainly did. Your point was that mistakes were made in the past, with good intentions, and a thorough examination needs to be made of the possible consequences so as not to repeat past mistakes. That is a great piece of advice. Buildings that may be unremarkable now could someday be cherished. Try not to be too hasty in the name of progress.

Urban renewal in the Gateway District was cited as a mistake made in the past. Unless that was totally coincidental, one can make the case that a comparison is being made between this project to urban renewal projects of the late 1950s.

I merely cited it as another now-acknowledged mistake which was widely praised at the time. Obviously every case turns on its own merits and has its own complications.

I live in this 'hood and really hoping this does get built. Still not too keen on the taller building planned at the US Bank site. It should have a setback with the taller residential portion along 1st or perhaps in the middle of the building.

Bus stop possibly moved back from University. $100k to the neighborhood. $250k in public art given to Marcy-Holmes. Possible Hour car and Car2go spaces. Soulcycle in the works, would be the first in Minneapolis and first outside of the state of New York. LEED certified. Bump outs are planned too.
