I'm not sure exactly, but I'm pretty sure that the changed happened when the hotel aspect of the project was removed.

Has the habitable floor count actually changed? The plans showed to the planning commission last December had 13 with the roof access/mechanical space + roof screen making it technically 15. There was a star tribune article on September 10th that stated it was 13 stories and had the same apartment count as the planning commission documents so I don't think the height has changed at all or at least since the hotel portion got changed to more apartments. The opening date seems to have been pushed back by a few months though to fall 2018 for the high rise portion. Really looking forward to the grocery store.

Looks like some cameras have been installed on the apartments across the street. Haven't found them yet on workzonecam or oxblue, if anyone knows where else one might check, post a link!

Just out of curiosity, does anyone know if these apartments will have washer and dryer's in unit? I was looking at the plans submitted to the Minneapolis commission, and I didn't see a laundry room in the layout.

This one may or may not be topped out now. It remains inexplicable that the grocery store is not facing the light rail, however.

Does anybody know when "rise at Prospect Park quote is anticipated to be complete? I have been searching around google, and I'm not able to find any information about apartment amenities, leasing, or anything like that. I am kind of surprised they do not have an a leasing office on site. You would think, by now, they would have put up floor plan information.

I've been waiting for that myself. It does seem like we've usually got preliminary info, at least by this point in the process for other projects.

In addition to having a garage entrance facing the light rail station and a grocery store in the least accessible part of the building, this one also appears to building a nice windowless wall along part of University Avenue.

That seems like a pretty accessible grocery store, though. Not as good as it would be to have it at the 29th Ave corner, but not awful.

I mean no one is going to die trying to get there, but it's only accessible from westbound University, and there's no pedestrian crossing at this block either.

Oh, I didn't realize there wasn't a crosswalk at 30th. I retract my previous statement, that is pretty bad.

Since there isn't a crosswalk at 30th, and there isn't a cross street approaching the S/W side of University anyway, it's not like one would have served that many people. As Didier mentions, the extra distance people will have to walk to get to the 30th corner entrance compared to having one on 29th Ave is ~300', or just over a minute at typical walking speeds. It's unfortunate, but not a huge detriment IMO. And, another way of looking at it is that the entrance is that much closer to any development east of 30th Ave (like the senior housing proposal).

This project is *pretty good*, and so I don't think it's worth getting too bent out of shape over some of this. The height is at a near perfect ratio given the street width. The grocery store will put windows and seating out on University. The main building entrance will be at the corner. The garage door really couldn't go anywhere else, given the plans to make 4th Street more pedestrian. The garage entrance will discharge low speed cars onto a narrow street, so I think it should be fine for pedestrians in the station area.

LinkLiving Highlights

Postby jmoney » November 10th, 2017, 9:07 am

Summarize Link Living

1. The roughly $2.50 per square foot rent prices to live in this area. They just came out with the prices for the Link Living.

2. 3 Bedroom and 3 Bathroom in 1000 square feet! I made out with a girl in a playground tunnel when I was in high school, which gave me a great understanding of confided space. They should have just made it a 5 Bedroom and 5 Bathroom in 1200 square feet because that would have been even more impressive.

3. I am moving into my car! The driver's seat will be my office and my back left seat with be my bathroom. I might even put in a small community library where people can reach through the passenger window to borrow one my vintage Playboy mags I picked up from garage sale.
