That seems to be the point of the mesh thing, but it's effectively see-through. Just the whole building sticks out as a bland strip-mall style eyesore in an area that's slowly becoming more urban.

I'm with you on the parking entrance. That should be at the rear of the building. Would have also liked to have seen some retail where the walkups are on 29th. You have a LRT platform right there, How can that not be retail space?? That was why there was so much retail on that end to start with. Will give them props for the Fresh Thyme. Good to have a grocery in the Prospect Park neighborhood. will work great with all the housing along Emerald and the new housing near stadium Village.

Fresh Thyme Market announced as the grocery component. I wonder if they will be the liquor store operator as well...guessing they sell booze at their locations in other states

As a not too frequent visitor to the university, but I'm pretty sure there is a liquor store close to Huron on Washington. I'm not sure about Dinkytown. So I'm not sure how many feet that Fresh Thyme would be from the store on Washington. But the store is a few block before the Stadium Village station. But I would think that the space between the SV station and the PP station would cover the distance for not overlapping of liquor stores. That is my guess.

You'll see that Valu Liquor's 2000 foot boundary just barely goes past 27th, so this parcel is easily allowed.

And see I was able to verify that, I didn't have to guess or anything.

There is a garage entrance ramp facing the light rail platform where there is already a curb cut on 29th. As I understand it, that's the ramp for the residential and hotel. The grocery store has a good frontage on University, and the parking lot for the grocery store is behind it, where there seems to also be an entrance.

There's definitely a lot going on here, so I can appreciate how it's hard to incorporate the various elements together. For example, it'd be hard to have anything except the grocery store facing the back parking lot. That said, the ideal alignment would be to have the grocery story on the corner facing both University Avenue and the LRT stop, as opposed to the other corner facing a side street and the fortress Teamsters building. I'm hopeful this will be addressed at least in part — specifically the garage entrance — by the time this is final.

The other big thing going on here is the significant change of topography on the site (probably at least a full story over the University Avenue block face). Having the parking access by the LRT station may seem strange, but that's the lowest part of the site, which makes it much easier to get into the garage -- less wasted space ramping, etc.

Hopefully Fresh Thyme can do like Lund's did with their 2 DT developments and have a set of door for those coming from the street and LRT and another set for those in cars. Both the Lund's on Central and Penfield have dual doors that work quite well.

Looking at the site a little closer, I remembered that the light rail tracks limit the turns off University. So eastbound cars can turn left at 29th (where the garage entrance would be) but not at 30th (the corner the grocery store would face). So that makes more sense for the parking lot location.

But still, what about putting the garage off 4th Street?

This just seems like a missed opportunity to centralize activity around the LRT station. Meanwhile, 30th Avenue is basically designed to be the back side.

Most of the car traffic will be coming off of 29th, with probably Malcolm second, and 30th third (as both Malcolm and 29th are signalized and a vehicle can cross the LRT tracks). But it sure seems like moving the parking entrance for residents and hotel to 4th makes a lot of sense. Plus putting it on 4th will reduce the car traffic on 29th as more cars will use Malcolm.

Looking forward to the project- truly surprised by the height.

Putting too much parking off 4th is not congruent with the Green 4th plan for that to be a woonerf-ish shared space. Anyway, you can't enter the LRT station from the middle, only the ends. http://minnesota.uli.org/advisory-servi ... rtnership/
