It shouldn't have to be classified as light industrial, they're not manufacturing plasma. It should be the same as any medical clinic, which most are located on a first floor in a psuedo-retail type of space.

If it were that simple, they wouldn't have been rejected by the planning commission from relocating to their preferred site down the block. It is a zoning issue. One which (theoretically) is easily fixed by rezoning the property they'd like to move to...but that hasn't happened yetIt shouldn't have to be classified as light industrial, they're not manufacturing plasma. I think I may have actually had it backwards, CSL's chosen site is currently zoned Light Industrial and they need it to be changed to whatever for a plasma center.

So let me get this straight (because I can be thick-headed at times): There was a regional competition between Big 10 (or is it "BIG" now?) schools to come up with the best redevelopment proposal for this site. The winners were from the U of Wisconsin, and their proposed location wasn't even zoned for the appropriate project? I'm not saying that's unheard of in the real estate development world, but why would that be a "winning" idea if it could potentially be easily defeated? Why not have this competition over a more appropriate-zoned location? Maybe that's why other schools (like the U of M) "lost", because they put this into consideration?
One thing is certain: they are learning about real estate FAST!

I guess I was sort of wrong, CPM was involved with the competition, although I don't think from that article that the point was for the competition to drive CPM's decision (sounds like they sort of know what they were going to do at the start of the competition). Mostly I would guess that since CPM knew the zoning and had done the market research, they could pass that information on to the teams to use in their proposals.

Officially delayed from opening in Fall 2014 to Fall 2015 or even 2016.
The plasma center has no where to go, due to the City's overly strict zoning regulations on that type of facility. Their lease isn't up until summer 2014 and they are not willing to leave early without a place to land (makes sense on their part, but sucks for the developer).
The City is working on amending the zoning to increase the number of places these facilities can locate, but they don't want to open up the floodgates (paraphrasing Cam Gordon). The relaxed ordinance would still prevent the plasma center from relocating to their desired site down the road (zoned Industrial) as the City is merely increasing the types of commercially zoned land that would allow it. Even so, that location has since been fully leased.
The City is really dragging their feet on this, and it's a damn shame because this project was supposed to be done before the Vikings start playing at TCF in Sept 2014. If the plasma center doesn't vacate until that summer, the 55,000 people coming to the Stadium Village area for Vikings games are going to have a construction site to look at, or worst case a bunch of closed/vacant . Then they will blame the socialist choo-choo for forcing small businesses to close

Off topic, but the movie theater at Block E was doing "just fine" only because they were paying effectively no rent. Can't blame the landlord for not wanting to keep on a tenant that wasn't making any money for them.

MNdible - I'd like to hear more about that over in the Block E thread, if you'd care to elaborate. Many of us are under the impression that the movie theater was forced out against their wishes. Didn't they take Block E's owners to court over their lease not being renewed?

Well, it's coming before the Planning Commission on Monday, so it will be approved by the council in May at the latest. The issue was identified in, what, December? How fast do you want them to make these revisions? Personally, I tend to oppose use restrictions, but I think that blood banks are one situation where it's justified to carefully consider what districts we want these things in.The City is working on amending the zoning to increase the number of places these facilities can locate...

Drove past the site today and saw some action. Men were surrounding the arby's parking lot with a fence. Is this finally moving?
