Got to agree that I sort of enjoy seeing this at the scale it's at. I live a few blocks away and I've always thought the 6/7 story building for phase one fits in nicely next to the park and allows buildings further back to potentially step up. Phase One feels human scale. The only shame is that there isn't really a spot for any future retail, should it be warranted.

Unless they connect Main Street to east of the I35W bridge, I see not traffic pattern for warrant much retail at that end of the street. As is the only time there are many people in the area is during the summer months when people are walking across the Stone Arch bridge. Store fronts in that area I would think would be more neighborhood oriented service type businesses. Something to keep in mind is that new construction rents for retail will probably be pretty steep for a decade or so until the building starts to pay itself off.

Wouldn't you want to set taller buildings back from Main Street? So as to avoid Riverwest getting a Rivereast? There are plenty of redevelopable parcels further back from the river.

They have the sixth floor started and it is already nearly as tall as Phase I. Since they're going up to seven this one should be slightly taller. The height differential should add some variety at least.

Anybody else notice that they used real brick until the top floor? At that point they used that thin brick facade (I'm not sure what to call it) that appears to come in sheets. It doesn't look that different from further away but you can tell if you look closely.

Typically, you can only do four stories of load bearing brick with stick frame before you need to do some structural gymnastics. That's what you're seeing here -- two stories of precast, four stories of load bearing brick over stick frame, and then two stories of lick-and-stick brick.

I think the detail looks poorly conceived and executed. The architect doing the design knew it was going to be wood framed above the podium, why not work with the building system? Unless of course they like the detail of the mass slightly reducing at the top…which doesn’t seem likely as the proportion of the façade are based on clean rectilinear shapes. IMO the facade layoutis rather nice in concept form. This detail can also be found on Sol Havn. It annoys me on both because it seems more like an afterthought, rather than something inherit to the design.

All in all, the building looks OK, but I'm still not sure how the neighborhood wasn't able to influence how the building meets the street. There is nothing here that enhances the community since there's no retail component that will draw the community in.

I imagine they don't really need green space on the lot. The front of the building is across the street from the park.
