Is the residential component bowed/curved? It looks like it's probably just the cornice but I can't tell for sure.

There are staggered setbacks with the façade on Portland, (not a flat wall), which makes it seem to bow in a slight bit. The main entrance is definitely set back further from the street at the center of the block. Grant posted the CoW on the lower section of page 10 of this thread that will give you a better understanding. It is on top of one of Grant's picture collections.

Yes, the cornice angles out towards both corners on Portland. I didn't see it in the physical structure of the floor plan, but the roof line does flare out.

This proposal really excites me! Hopefully really invigorates this area and brings some development to the Thrivent blocks!?

Over 15 3 bedrooms and lots of 2 bedrooms, great to see. I'm excited about all the uses on this block, we should write KA a thank you for creating a better urban vision for this block.

Compare the previous proposal, city staff pushback, K-A pulling that proposal entirely, and coming back a year later and blowing our socks off

Full article says it will be staged as follows:
Underground parking for the whole block (obv)
K-A office building
Finnegans brewery & hotel buildings
(All of the above should be open in time for the Superbowl)

While the article only said the apartment building would take "longer", the skeptic in me has always felt that a 300-unit, 17-story building was kind of a moonshot here and maybe not entirely a done deal. I have been prepared for that aspect of the project to be downsized since the day it was announced. Has K-A ever announced who their partner on the residential portion is and/or who would eventually own that property?

The other important note in the article is that they plan on seeking final approvals from the Planning Commission in mid-March.

Saturday Development is a consultant on housing but I don't know if they have any skin in the game.

Regardless of what happens, I think it's a good precedent to set that a few development interests can get together and build on a block scale, including a block of underground parking, without having every firm detail lined up. As has been said before, if KA can do it here, Opus can do it at 3rd and Nicollet.

According to a letter I got from the City, K/A has submitted applications for a conditional use permit for this development. Planning Commision meeting Monday, March 14th 4:30pm room 317 to discuss.

Totally agree with you. This is a great precedent to set. I think having a block of underground parking is wonderful.

Totally agree with you. This is a great precedent to set. I think having a block of underground parking is wonderful.
