Minnetonka Area – General Topics
Re: Minnetonka Area – General Topics
FWIW, many townhomes in the suburbs are technically condos as far as the legal documents are concerned.

Haven't we already debunked this?At the moment, apartments in the west suburbs are more popular than apartments downtown.

A warehouse directly next to a future planned SWLRT station in Minnetonka, in the business park, on Bren Road West, sold for $18M June 2014.

Was just flipped and sold again, now for $26M.

This is a block from an announced 350 unit apartment. I seriously wonder if this single story warehouse is being bought up for future apartment/condos as part of the suburban business park infill. If built at the scale of Le Cresse, you could fit four or five Le Cresse projects on this parcel.

This kind of thing makes me wish that we could capture the value created by transit to fund future investment. You know... like they used to do when transit was self-sustaining.

Latest redesign for the TCF branch now includes two stories of offices and underground parking.

In November and again in January, the Minnetonka City Council had "expressed significant concerns" about TCF's earlier plans because of the "lack of development intensity and proposed building design," according to a staff report.

Redstone will be moving in to Ridgedale mall this summer. Apparently a sports bar will take the Redstone location. Does anyone know what bar?

Redstone is moving from the outskirts of the Ridgedale Center parking lot into the mall. The owners want to backfill their old space with a new concept called RS Sports Grill, which would have lots of TVs for watching games, according to a liquor license application."

Q. What, what? A. In da butt.

I hadn't seen this - thank you.
Re: Minnetonka Area – General Topics
I have a hard time understanding how being in Ridgedale is good for Redstone? As a higher end restaurant (with mediocre food imo), the previous location was great tucked into some woods with a nice patio area. The new location is in a mall, the patio overlooking a massive parking lot. Probably got a pretty good lease deal.

Re: Minnetonka Area – General Topics
The TCF proposal is back to being a single story site. The third proposal required underground parking and while it was approved, was scrapped because it raised costs far too high.

Because zoning requires a site to sustain all visitors on site with parking, the ocean of unused parking across the mall circulator road can't count. Terribly disappointing and counterproductive... Thus a hoped for "gateway" into Ridgedale is forced to be a limp lump of coal.

145 unit senior housing proposal for parcel that has been promoted as available for office development for about a decade.

It'll be near Hopkins Crossroad and 394.

Minnetonka Area – General Topics
Minnetonka voted against allowing a liquor license for Total Wine (first denial to Total Wine in its history) because Minnetonka has enough of them liquor stores now (even though one is closing).
But they approved a building conversion into a brewery and taproom. Because.

Re: Minnetonka Area – General Topics
I didn't think that was a legit reason for a city to turn down a business. Isn't it up to the business/marketplace to decide if there are enough stores?
Re: Minnetonka Area – General Topics
It's a strange argument for the city to make, since TW is buying an existing store and closing it, and as such, the number of licenses would remain the same. It seems like it's more about being anti-TW than there being too many liquor stores.

As noted before, no Total Wine liquor license transfer for reasons ... but all thumbs up for taprooms in the Glen Lake area.

I don't get the appeal of living here....I just don't, but glad somebody does.
Re: Minnetonka Area – General Topics
I agree with @Min-Chi-Cbus. I guess it's nice to see that the suburbs are densifying. Anyone know how many parking spots this thing will have? What are the walking amenities like in the area? I'm assuming not very good, but I could be wrong.

Re: Minnetonka Area – General Topics
There are a lot of employers in the area, plus there are already a number of apartments and condos nearby, so the demand is there. I've known a few people over the years who found it convenient to live in the area due to their jobs.I don't get the appeal of living here....I just don't, but glad somebody does.
