I'm still waiting for the woonerf to connect to the river. At the moment, it looks like it will end just south under the the 3rd Ave. bridge, in a Thelma & Louise sort of way.
Yeah, I recently walked through here and was a little bummed that there seemed to be no attempt to take down the fence under the bridge and form a connection to the river.

It looks like it will be a phase of the Water Works construction, which apparently wont begin until 2017.

The building officially opens tomorrow. I am so excited to be moving there. I will definitely post some pictures of the interior.

Moved in this morning. The apartments are absolutely gorgeous. Plenty of countertops, large island in the kitchen, Floor to ceiling windows. I am on the top floor and look out over the Central Avenue bridge.

I swear I heard a CVS was supposed to open here, but can't seem to find anything on it. Today there was a "space available" sign in the retail windows. Anyone know anything?

That was my recollection as well, and I'm sure we could dig up an old article confirming it. But it's possible the deal fell apart?

Smith & Porter is opening (now open?) at the ground floor of the senior housing part of this project. Also a Cafe will be run adjacent to the restaurant.

The cafe opened on Monday, I think it's called Porter Cafe. The restaurant's been open for a couple of weeks.

I live in Mill city quarter. I am surprised that nothing is happened with the retail portion yet. It seems like things moved into the building just to the east of mill City Quarter. I have asked management about the retail space, and they tell me they still have no information. All the signs on the windows still say "for lease". Just curious if anyone else had any more information.

I know that I was the last person to comment on this post back in April. Just wanted to know if anybody has heard anything about the commercial portion of Mill city quarter?

I have lived there for about a year, but will be leaving in September. I am surprised that nobody has filled the spot yet. I'm not exactly sure of the retail square footage, but it looks like a pretty large space.

Working nearby I've been wondering about this too. The square footage is 14,500, but it looks like it could be split up. Parking may be a hard sell for that big space. The meters on the street and within the woonerf seem to be full most of the time during the day, is there any public parking in the underground ramp?

The Carlyle across the street never had any luck with retail either. They eventually made it office space though I'm not sure if it's leased or their own offices.

Parking may be a hard sell for that big space.
Parking is never the issue.

I always thought that space would make for a good convenience or pharmacy-type store. A Walgreens or similar place that could rely on local residents rather than a regional draw. And funny enough, the average Walgreens space is exactly 14,500 square feet, according to the company.

Looks like the first floor is being split into 3 parts. A sign saying Pure Barre coming soon is in one of the smaller sections. Still hoping for a pharmacy in the big section.

10-year leases are pretty standard for commercial. Anything less than 5 years + 5-year option is basically considered a pop-up. Especially for a new build out, there's a lot of sunk cost to spread out.

This is nothing more than a guess that I have but the building at 2nd St. and 3rd Ave is going to be one of the first, if not the first, of this generation of 6 story stick built apartments to get torn down and redeveloped into something bigger.

Most businesses would balk at anything less than 10 years. You don't want to go through the work and expense of opening a new business only to be out bid on your space a few years later. This is doubly true for smaller operators.
