1410 Loring - 1400 Nicollet Ave. (Market BBQ redevelopment)

This article about Market BBQ moving notes that their site is up for redevelopment.
But that run is coming to an end, as it will soon move from its 1414 Nicollet Avenue location, near the Minneapolis Convention Center

Why is it moving and to where?

Father and son owners Steve and Anthony Polski say that their block is due to be redeveloped, forcing it to find a new home.

Nope. It appears that the whole Nicollet blockface (except the Nicollet Diner/Muffin Top Cafe building) is owned by 14th St Ventures, who also owns the west half of the site that the new apartment building on 15th is going up on. Hopefully Salsa a la Salsa can also find a place to relocate.

Not that there's anything special about most of the buildings on that block, but I am a little nervous to hear about redevelopment. Seems pretty likely they'd reduce the number of retail spaces under any scenario where the building is leveled. This is one of the few blocks downtown (or really throughout the city) with small, non-vacant storefronts.

While you certainly have a point, they don't own that lot, the City does, so it's really a moot point.

I'd be a little bummed if the UpperCuts Barbershop building were torn down. Probably the only example of that type of incremental residential-commercial development left downtown.

Lots more detail.

239-unit, six-story building with 10ksf of retail space. Salsa a la Salsa and a satellite Market Bar-B-Que plan to return. The development doesn't include the Nicollet Diner building, which should presumably preserve it for the time being.

Ah CPM still working to be the most hated developer in Minnapolis. This will be a 6 story stick built. We need housing, but can we please balance this with our future comp plan? Nicollet from Grant to 15th should be nothing shorter than the Hyatt with immense retail.

10k sq ft to replace Asian Taste, Ryan's Pub, Market BBQ, Salsa a la Salsa and Upper Cuts? Is that enough for another five businesses at least or are we repeating south of Nicollet by adding lots more people while simultaneously making the area a lot less walkable? Oh well, just gonna be lots more complaining about traffic jams there.

I just wish they could leave or update what's already a nice walkable street and storefront on that side and put this in the meter farm across Nicollet. Until that other side gets filled in this will always feel suburban here.

Probably not in their existing footprint ... but as I pass by these places almost daily, none of them are ever at or near capacity. Ryan's usually seems to have the most people in it. I think they all could survive with smaller stores. The busiest place on this block is usually the dinner.

Right. The Market Bar-B-Que owner is quoted in one of the articles as saying that their future NE location will be smaller than their current location, because they never ever fill up. They have a capacity of more than 300 people. If they then expand back to this building, it'll be an even smaller space.

Looking at the Hennepin County property map... nearly this whole block is owned by the same group. This could actually really fill in the neighbourhood. This includes the parking lot between the two historic apartment buildings on LaSalle. It would be great if this included smaller a building there. As well as a very retail dense Nicollet.

The building with Nicollet dinner and muffin top looks to be owned by someone else so goose businesses would stick around

That would be great to have that parking lot on LaSalle filled in too, maybe with a protrusion of the main building? I've always thought it was cool how the Argyle building in Stadium Village wrapped around that smaller older building on Erie rather than being a full-block monolith. (Not that it isn't still pretty monolithic.)
