I don't honestly think there are either. The only place with the wealth to afford the units and actually want a tower like this is Minneapolis.
Maybe if Saint Paul ever rebounds.

Did anyone go to the presentation by Ryan at the DMNA meeting on Monday?

From the Strib article: "Our massing will combine a lower element that reflects the scale of the neighborhood with a tower whose vertical punctuation will take that statement skyward."
I don't get the whole "scale of the neighborhood" thing that is brought up a lot in recent new development. What "scale" is set here? It's not as if there are a bunch of two story streetcar commercial buildings that it needs to mimic on the street front. Everything in the area is relatively new construction that doesn't really set a precedent.
Doing a blocky six story base is basically giving merit to all of our lovely 5 over 1's...

From what they were saying at the DMNA meeting where they unveiled this, the scale they're referring to is the five-ish story office buildings on either side of it, which the parking podium will match in height. Ostensibly for neighborhood character, but really because that's how tall it has to be to get the parking they want.

That makes sense. Six stories just seems kind of arbitrary to match neighborhood scale.

Here is the DMNA mtg presentation. Most noteworthy thing is the proposal to add bike and ped. paths.

I'd love to see the Dinkytown Greenway connected through to 11th, don't get me wrong, but I'm rolling my eyes pretty hard that their proposal to help neighborhood connectivity with this project is to not do anything themselves, but to get other landowners to build a bike/ped path through their property.

Wouldn't the path be a rounding error on their budget? I found it interesting that they wanted more paths near the river. I'm guessing they don't see Centerpoint as an asset for their residents.
Re: Eleven (Ryan Condo Tower) - 1111 West River Parkway - 39 stories / >450'
It absolutely would be a rounding error for them. I'm just commenting on how it isn't drawn on their property, but on the Legacy and Stonebridge side of that mid-block property line, so they'd have to get those two condo boards to go along with the idea, since it would be on their property. It would also be an amenity for them, of course, so I could see it happening.

I'm not opposed at all to adding a more direct bike path here, but really it saves, what, half a block from the existing bike lanes?
Re: Eleven (Ryan Condo Tower) - 1111 West River Parkway - 39 stories / >450'
A path would mean a much more gradual climb up the bluff than the existing bike lanes. That climb up 13th is very noticeable.
Re: Eleven (Ryan Condo Tower) - 1111 West River Parkway - 39 stories / >450'
Personally, I think the midblock path isn't needed. Additional paths closer to the river would be really nice however. I think they're trying to get some more amenities for their residents. This area needs a restaurant.
Re: Eleven (Ryan Condo Tower) - 1111 West River Parkway - 39 stories / >450'
Unless you're getting rid of the Centerpoint facility, and thus able to put paths closer the the bluff/water, I'm not sure what you would do with additional paths over there. I guess you could extend the sidewalk by Red Cross, but on the river side there's already a sidewalk and wide MUP.
The mid-block path isn't crucial, but it would be a nice amenity for the three residential buildings there, and, as stated, would mean a more gradual climb. Seem like a "why not?" sort of thing.

Also, you'd have a direct visual connection through to Gold Medal Park, which would be nice for wayfinding, etc. The mid-block crossing of 11th would need to get sorted out, but shouldn't be insurmountable.
Re: Eleven (Ryan Condo Tower) - 1111 West River Parkway - 39 stories / >450'
There's also something to be said for projects like this that close small gaps in the low-stress (protected or path) bike network. Those blocks of 2nd and 13th are already pretty quiet, but there are still people who would be much more comfortable taking a separated path like this one.

This is a very Buckhead, Atlanta type project/setting. Also, legit 528 Feet...that would sadly be the tallest building built since what? Dain Raucsher and First Bank Place in 1992?
Re: Eleven (Ryan Condo Tower) - 1111 West River Parkway - 39 stories / >450'
Yeah I mean that makes this the 8th tallest building in the city correct?
What a day for project packets, thanks for posting them bapster!

You are very welcome. Yes, lots to read today. And of course I still want to deliver some good news on 200 Central. Any minute now
Yep, 8th tallest. But in the last 25 years we have had many buildings built between 300 and 500 feet so plenty of towers and people inside them.
