Speculation that Market BBQ will be headed to the former Legends space on East Hennepin.
Apparently that'll be a different BBQ joint.

Only a little bit related: The 1300 blockfaces of Nicollet are pretty brutal and represent a real impediment from casual pedestrian traffic wandering further south. Is there anything (besides inertia and probably non-interest in being a landlord) that would prevent some retail interventions in all of the unused setbacks along that block?

This is a total snooze fest aesthetically.

On a positive note the side facing LaSalle is great, definite high note and a great way to fill in that block.

The massing and material placement on the rest of the project is so boring and with no character, especially considering the neighborhood. I hope they get push back to put more emphasis on the street and to create something a little less chintsy looking.

Agreed on the LaSalle frontage, definitely wins aesthetically because of (what looks like) brick. All else looks like metal and cement board siding with maybe some brick at street level. What's new. I guess the only small win is the lack of a collage of tacky materials. If you're gonna go cheap, keep it consistent, simple, and, dare I say 'repetitive'.

Just read about this in the Strib article about new housing in the south end of downtown: http://www.startribune.com/two-new-towe ... 477805193/.

Am I the only person that's a little disappointed that they're currently demolishing almost the entire historic commercial district of Loring Park? I get that from many perspectives it's a better use of land than 1-story shop-fronts (and that they were pretty ordinary shop fronts at that) but with this and the project to the south there will be almost no remnants of what was (as of earlier this year) a functioning walkable neighborhood commercial node full of small local businesses.

I think they're referring mainly the Alatus and CityClub buildings and threw this is as added information. Personally, I don't mind this proposal. It would be nice to have a design for a building like this to make the street-level retail more of a focus.

I think there is something a little sad about it, but the goal of this project is to incorporate at least 3 of those local businesses, and I think this momentum could help create development on the opposite side of the street creating more retail locations for small businesses and really filling out the neighborhood.

I'm still kind of on the side of we're in a housing crisis so if people can't afford to live how are they going to be able to go out to eat etc etc... So hopefully it's productive In that sense.

Here's a floorplan from the CLPC email. Looks like they're planning for three retail/restaurant spaces along Nicollet - two 2600sf and one 2200 sf. There would be room for another along 14th, but they opted for ten retail parking spots instead. Sigh.
They're presenting at the CLPC meeting at the Loring Park community room at 6:30 on April 23rd if anyone is interested.

Hmm, I kind of wish they would make an entrance to the building on LaSalle as well, instead of just the 2 apartment entries. I must admit, I am kind of sad to see some of these storefronts go....looks like a decent development though.

I like the LaSalle side as well, and the orange siding is totally fine by me, but the huge expanses of white panels are pretty disappointing. However, I like that the retail spaces look to be smaller. I hope they fill in quickly and we don't have a case of a landlord holding out for 3 years for the Apple Store (or whatever) that's not coming.

It was mentioned up thread that this developer has spoken with the current tenants about a future in the new building. We know Market BBQ has found a new home. Ryan's Pub is also out (I shed a single tear). Hopefully this indicates motivation to get retail bays filled, but we'll just have to wait and see.

Ooh, they shrunk the lobby area on Nicollet and did some rejiggering, and are up to five retail bays. Not replacing what's there yet, but it's closer. Also, they're smaller spaces than we usually see - 1219sf, 1282sf, 1497sf, 2135sf, and 2072sf. If they can get them filled up, maybe that'll inspire other developers to do smaller spaces on other projects?


Also, the Loring Park community org sent a strongly worded letter asking for less parking and more retail bays, which is nice to see.

I went on the city of Minneapolis website the other day and looked at some of the business license for the area.

I noticed that a few of them go through 2019. Anyone know if the developer plans on letting these businesses remain there until their license expires, or has the developer just bought out their lease?
