Lupe is proposing affordable rentals and senior housing for ether side of the former Northwestern Bell offices in Bryn Mawr at 2800 Wayzata Blvd.

Not sure there's a more car-dependent spot you could put senior and still be in the city.

It’s a pretty long walk to the Bryn Mawr LRT from this even crossing the highway ped bridge.

Includes a greenhouse! I'd like more non-senior developments with specific gardening amenities, please. The AMP house (RIP) is the only one I've seen proposed.

Not sure why this would be considered car-dependent. It is directly on the #9 bus route that goes downtown.

Looks like approximately half-hourly from 5:30am to 11pm, with a couple more spaced out trips after that.

That’s not bad. Definitely could be better.

It all depends on how they make the pedestrian realm. They need to make it easy to get from the building to the bus stop. They will also need to add a Bench and shelter. About how long would it take someone to get from here to downtown?

They've already updated the bus stop a bit so that it has a proper place to stand. The Google image is outdated. I would hope that they would add a shelter at some point. Also, for some reason the manholes on that stretch of road are oddly deep which makes for a bumpy ride.

The project is going before the CPC next week. Here's the packet.

The site plan looks exciting, this will add a lot of housing in a nice dense urban format. The amount of parking is disappointing however. Given the proximity to the SWLRT stop and regional bike trails, I feel that the surface parking lot could easily be removed and replaced with more townhomes. Anyway, there's a helpful chart early on in the packet that compares the initially approved PUD and breaks down the total project.

Here's the final totals:
Units - 357
Enclosed Parking - 300
Surface Parking - 119
