"NORTH LOOP — Sherman Associates is moving ahead with a five-story, 125-unit apartment development at the site of a long-stalled condo project called the Reserve.

The developer presented conceptual drawings of the project to the North Loop Neighborhood Association’s Planning & Zoning Committee on June 20. The committee endorsed the plan, which will be reviewed by the full North Loop board next week, said board member Karen Lee Rosar.

“My condo directly faces this site,” she said. “I am looking forward to the development of this parcel.”

The development site at 324 1st. N. is adjacent to the Cedar Lake Bike Trail and just a block from West River Parkway. It has been a paralyzed construction site since 2003 when work on the Reserve condo project halted because of litigation."

I think there was mention of this on the old site. Anyways, figured I would make this thread. Typical design for this era of construction, but I do like the dark brick. As much as I appreciate developers including balconies, I am growing tired of these miniature, tack-on, balconies.

If Sherman uses real brick and stone instead of that fake panel crap they're using at Soltva it could end up a solid building.

I see shades of the Greenleaf, (28th and Lyndale) in the design and coloring. IF it is as good as that building, it will be an asset to the area.

I think this planned development could be the dark horse of all current proposals. 222 has (so far) been underwhelming, and the nearly-completed Soltva is outright disappointing. But given its location, and what hopefully will be a quality follow-through on the rendering, I think 324 is the best of the bunch for a number of reasons. Among other things, the view to the south (i.e. to downtown) will be superb, particularly for the higher floors; and the new Whole Foods will be just an easy five-minute walk.

I can't fathom the Committee turning this one down! As it stands it a blighted spot in a thriving neighborhood. They should be elated that somebody -- anybody -- wants to revive this turd! PLUS, it looks great!

A decent development to fill in a long-standing gap in The North Loop neighborhood. They use some cement board, but it's placed judiciously on the upper level setbacks, and integrates well with the rest of the facade for a more discreet appearance.

What's the status on this? Plans were to tear down the existing concrete platform and start over. It wasn't clear why they couldn't re-use it though. "No height, parking, or setback variances requested." Sounds like Sherman wanted to do a relatively painless project that would sail through approval. Has the "old" concrete base been demolished yet?

The old concrete is still there.

Nothing has been done on this for the 2 years I have lived across the street.

Makes me wonder if this will be the first casualty of the cooling apartment boom. Would still make a great site for condos.

Heres a new project up for approval.

Sherman Associates is proposing a five-story apartment building with 140 units and two floors of underground parking at the site of a former condominium development that was never completed. It's called Three24.

Seriously, why do people care about the names so much?!?! Is it really worth mentioning for every single new project?

As for this one...as usual, I will take the infill, but I think they could have done 6 to 8 stories here...this is a good site for that, and was already approved for it once. This design is also a bit plain even compared to some recent ones. Not awful, just plain. Decent infill.
