Certainly it would be humbled by the dazzling display of cement board which is in the proposed design.

First off, we won’t be closing the downtown location until this fall, an exact date forthcoming. Second off, we are not the developers on this upcoming transformation, but we let the people we invited to help us use the Ox Op name and are working with them to create a new Ox Op gallery at the new location. They’ve been great to work with and beyond respectful of what this transition means to us.

We appreciate the hell out of 20 years of support from the area and we would have gladly stuck around for 20 more, but to be blunt, the way tastes are changing downtown we would have maybe made it a couple more years by the skin of our teeth. You all know the demographic shift around these parts is massive, and our declining sales bear that out.

There's been a thousand paper cuts like a few hundred food trucks roaming downtown daily, property taxes being ten times what they were when we opened, a building in need of overwhelming repair, etc. etc. etc. and it is what it is. We’re throwing in the towel and yes it hurts. Any of you inclined to pile on, just don’t. The spirit carries on at Grumpy’s NE, and this move gives us the resources to bolster that location; and Grumpy’s Roseville carries on the finest lowbrow comfort-food torch and then some. You’ll see familiar staff faces from downtown at both locations as well.

It’s been a great run, and to all of you who supported us, we can’t thank you enough. We are humbled. And to the pedal pubs, and those assholes from the suburbs that left the occasional one star pissy review on a max capacity game day crowded bar, you folks can still fuck right off.

I had no idea OxOp gallery was already in existence here. Kind of cool to re-integrate that into this development, even if the development itself is not so good. Given that info I promise not to make any more oxxo jokes.

This was re-presented to the DMNA tonight. They've increased the commercial frontage on Washington to 50% (though it still might be an art gallery) and changed the façade to be more reminiscent of the Day Block building. There were parking concerns (of course), both from nearby residents who don't believe Solhem about their own parking occupancy in their other buildings, and from the owner of Day Block. Luckily, the owner of Pog Manhoney's (and Blarney's in Dinkytown) was there and jumped in to point out that the parking lots on either side of his building sit unused on weeknights, and no one drives to bars anymore. Apparently Pog's is the most Lyfted destination in the Mill District, and Blarney's is the most Lyfted destination in the metro. A sadly rare example of a business owner actually paying attention to the mode share of their customers, instead of assuming everyone drives, and ignoring evidence to the contrary.

Ridebooking platforms are noticeably changing parking usage for urban bars. City parking requirements should take note.

Still the tetris shape that wraps around Day Block and it's parking lot on one side and the B&S auxiliary lot on the other, yeah.

They showed updated images to the DMNA on Monday, with a less clashy color scheme and a different balcony design. Hard to say why that didn't make it into the CPC packet. We'll see, I guess.

One test for any project ought to be, "Does this project make it reasonable for the neighboring property to build something comparable?"

And the answer here is clearly "No."

Just because you're the first out of the ground doesn't mean you get to own the air and view that's not on your property. You don't get to build balconies that hang within inches of the property line, with the assumption that your building makes the adjacent property unbuildable for a comparable building.

Even if you strip away the balconies on the common property line, is the five foot setback really reasonable? Will this developer not lose their mind if somebody in two years comes to the city with a plan that would have a comparable setback, effectively creating a 10' wide, 50' deep dead-end canyon?
