Rumor Mill: H and B galleries (2730 Hennepin) is shopping for a new home (potentially a Manson near the mia) which would mean a sizable lot for redevelopment. In the past I've been told that only Walgreens ever offered them enough money to consider moving, and they wouldn't sell to them and they already have their new home so I'm curious as to what's up.

Okay something that has bothered me forever - who owns that giant empty lot at Lake and Fremont and when is it going to become something?

Ackerberg Group, as it's part of the Calhoun Square property. They've owned it since 2014.

The last time they were asked about it in an interview, they said they're saving it for "something really special." Which probably is code for another MoZaic phase that looks indistinguishable from the one that's under construction now.

The annoyance of taxes being based off of the development on the property and not the land is killing us in this situation. PRIME land. Empty. Eyes forever rolling.

I totally agree with you. Every time I walk by the site it makes me sad. Have not looked at a map or anything, but isn’t this one of the last remaining parcels in uptown?

Can you explain a little more what you mean about the taxes, and how it relates to this piece of land? I’m not familiar with how the system works in Minneapolis, much less any other city.

They did have plans once upon a time. I remember mixed use.....hotel, office, residential. 8 stories I think.

I totally understand the argument to tax land and not buildings but couldn't that result in mediocre building in prime spots? For example Ackerberg decides to just throw up the ugliest, cheapest 5 over 1 we've seen just to make the land profitable and not taking such a bath on the taxes?

Plus that would give existing big building in less than prime locations a huge advantage, like Calhoun Towers or Eleven in DT?

Since improvements wouldn't be taxed, that's less disincentive to build better things.

Another way to look at it: If we're worried that a crappy building in a certain location will make the parcel profitable, then the land tax is too low relative to its location desirability.

Here's a PDF of the proposed layout for the new Fremont Avenue bridge over the Greenway.

Sure seems to me that curbcuts at the promenade on the north face of the Greenway would be a useful element to include.

I don't remember whose policy it is (maybe the city) but because those promenades are not publicly owned, they don't want curb cuts because it might give people the impression that they can use them? Like it's wild and incredibly dumb but I've been told that's what the city wants.

Probably Public Works not wanting them to become "intersections", because then they'd have to install crosswalk ramps, move the "no parking" signs further north in many cases to accommodate the new curb cuts/ramps, etc. I fully agree that this is a dumb policy. Clearly the promenade enjoys strong foot traffic (probably more than a majority of city sidewalks) and we should absolutely accommodate that. I'd have to imagine Lisa Bender would be amenable to looking into changing this policy.

The good: even though the promenade walks themselves are on private property, at the point where they meet the north-south sidewalks they become public, which means we own the ROW needed.

The bad: there could be ADA issues with some of these. I'm not sure ADA-compliant ramps to street level could be accommodated in the limited boulevard distance between the N-S sidewalk and the street...the "ramps" might have to become bumpouts (or the crosswalks tabled up) to make the grades work. Now you've got a very expensive project.

Which is why tackling it as part of a bridge rebuild is probably the only chance of getting it done...

I'm not sure it's the case at this intersection but there are some great trees that are also right in the way...

Could there ever be a mid block crossing or something, though not half way.

The north side promenade running along the Midtown Greenway in this area was a huge missed opportunity for the community. So much of the conversation about the development projects was on the scale, unit count, and parking of those buildings and much less on the promenade. The City of Minneapolis really ought to make a serious effort to make the promenade more ADA friendly by adding curb ramps as a part of the Fremont bridge replacement. Considering that the promenade was an idea that the City and County created through the Midtown Community Works project, they should be more committed to realizing the vision.
