Thrivent Smith Lot - 5th Ave and 7th St - Micro Apartments and Diner

Postby downtowndweller » July 11th, 2018, 9:59 pm

Another new development in East Town, on Thrivent’s last remaining surface lot, 6-story apartment building to include 190 micro-apartments and a diner.

There aren't any pictures in the article, I'm afraid.

I'm a little disappointed to see another 5+1 here, there seemed to be a trend of getting some decent height in this area. That being said, it gets rid of another parking lot, adds an eatery in the area, and includes a shocking number of units in its six floors. For comparison, the apartment building on the Thrivent block across 7th will have approximately the same footprint, but 40 fewer units, despite being twice the height.

On a 1/4 lot development downtown, I thought for sure we'd see more than 6 stories here. But yeah getting 190 units in a stick building has got to be hard/impossible to beat from a financial POV. I'd wager this one stands little chance of being "upgraded" to 16-17 stories like the K-A/Wells Fargo site development.

Regardless of height, this corner will be totally transformed in 2 years once all three lots are developed, very exciting.

Still crossing my fingers for a 16 floor upgrade

Back then, Thrivent actually had a diner on the ground floor of their HQ facing the Hennepin County tower... LouAnn's Diner.

It will be easy to tear down if somebody wants to build higher in the future.

This is not good news for some of us who've already lived on this block, with the last 5 of it being under construction, as far as the Smith Lots.

There is the 8th Street project that is supposed to start today, the Thrivent projects and some of us lived in this area when The Portland Tower and the KA project was being built.

The city because of utility work on 8th has issued permits for nights and weekends for years now, as well as work on 5th Avenue.

I get that it's not personal, it's city growth and it's exciting for quite a few.

But it's not exciting for everyone, regardless of income bracket because there's both wealth and poverty in this small area.

And even people who are wealthy are learning that, when they try to sell their condos at Centre Village, Sexton and Portland Tower and no one wants to buy them.

And for those of us not wealthy, but sick of the constant construction noise, I wouldn't live in above 3 properties for free, cause the noise for some of us , is just that bad.

As well it's anxiety inducing to see ambulances get stuck in traffic going down 7th to go through 5th, fires in the parking lot at Centre Village.

Just saying all this construction is not great for some of us and it wouldn't be a good idea for the plans to be changed for the Smith Lot project for multiple reasons to become a skyscraper, logistically for many reasons.
