Walk-up units and parking for 508 Washington is kind of offensive. This blocks needs a dash of active frontage. Lobbies are not active frontage unless you count double-parked UPS trucks in the bike lane as active.

Has anyone seen the inside of these buildings? They're impressively preserved in its current state. Would be leased by a restaurant or retail tenant in less than a few months.

I really hope the city doesn't approve this in its current design. No retail or even commercial space on an entire block of Washington should be a no go.

im at a loss for words for how bad this is. if it was just an empty lot, whatever. this is actively ruining a unique spot which is way too rare in minneapolis. page 9 with the streetscaping vision is laughable. ooh a metal bench and a hosta!!

I feel if retail or restaurant space cannot be included in this proposal than this is not an ideal location for affordable units. Especially with the location on Washington

I'm happy/sad about this.
Affordable housing here would be good but the floor plans and building layout was awful, tons of windowless bedrooms, no retail, parking on Washington..etc.
Hope someone else picks this up.

Seems like it was just a matter of time before somebody called out Dominium on some of their development costs. It's one thing when you're dealing with very dilapidated/complex project sites (like the Fort Snelling buildings, or the Pillsbury complex) -- but this project should have been a pretty straightforward rehabilitation.

The floor plates suck for residential honestly. Super deep. Cutting a light well out of the center would help. Typical residential construction is around 64ft wide. Stretched to 80ft works but creates lots of dark corners in the units and is honestly pretty terrible. This one is 120ft on the shallowest side - 163ft on the other.This could easily be a market-rate condo conversion, right?
So if they did "typical" unit depths of about 30ft with a 5ft hallway, that would still leave almost 55 feet in the center with nothing in it.
I guess you can have some "awesome" windowless amenities in that space. Movie lounge on one floor, bike storage, fitness room. Theyd just be huuuuuugeeeeee and atypical for sure.
If I had all the money in the world, I'd cut a 25ft wide light well and have 22.5' deep units on all sides with a 5ft hallway loop. Shallow depth units are way nice. Developers just don't like the linear facade to unit ratio. More expensive.

Tomorrow, Edina is hosting a forum for residents on the issues facing developers of affordable housing. I’m guessing the costs are pretty complex due to various requirements forced on them.Seems like it was just a matter of time before somebody called out Dominium on some of their development costs. … this project should have been a pretty straightforward rehabilitation.

What about a combo of residential and non-residential uses on the same floorplate? I'm not sure if there are multiple elevator banks in the building, but seems like you could get a nice wall or L of residential units with a hallway, then have some sort of other use on the rest of the floorplates (possibly with lightwells). Seems like having bright, open spaces with natural light is more important for office floorplates than having actual views.
